why aren't we getting viewings?

That says it all really, we've been on the market for about 15 month and have had 1 viewing in that time (yesterday) they loved the house, but haven't yet sold theirs.

Am I just being impatient?

No pictue of bathroom is offputting for me.
Kitchen looks dated but I assume that is reflected in the price
Drive looks weedy.

But the main thing is it looks like no one is living there. Is it empty? Always harder to sell an empty house.

the bathroom has recently been redone (in the last 12 months) we did question the lack of one, but the estate agent said we didnt need one on there Confused

memoo, how so?

its not empty, the best room is the conservatory, we live in there but the estate agent said we didnt need a photo of that, the living room is large and has big built in cupboards so we dont have shelves etc and a big empty space for dd1 to play in...

am I making excuses! Blush

I agree the photos aren't doing it any favours at all. It would be better to get some photos that show more of the entirety of a room rather than just a slice. Also the front may look better directly front on rather than from the side where you get a lot of driveway in the shot rather than the actual house.

I would agree that it looks like it is empty. Can you stage the house even if just for the photos. If you cant afford to buy anything just borrow pictures, mirrors etc from friends and family for the day.

Lawn looks messy, does it have a crater in the middle?

so if I moved the 2nd sofa (from the conservatory) in to the living room and take a photo, move it back in to teh conservatory and take a photo of that room, take a better photo of the garden (its actually much bigger than it looks)

add a photo of the bathroom and the bedrooms (recently re decorated and look much more lived in)

Oh and the picture of the garden shows how the neighbours can see into your garden. That would 100% put me off.

I agree it does look empty, but you can def see through that so I don't really think that the pictures would put off potential buyers, it looks like a nice airey home. I think it comes down to price tbh and crap housing market conditions.

It looks like no one lives there and the interior is dated so maybe you need to reflect that in teh price?

mmm Yes, you need more photos.

I also agree with 'staging' the house a little. I know it isn't so common over here, but my father lives in US - and they were selling their house. They had it staged for sale, and it look a million times better than before. It was always a bit dusty/shabby/messy - and in this it looked like a boutique hotel.

Am trying to think of the name of that TV show - a few years ago - with the annoying american lady who helped to get houses fit for sale.

Yes the house looks empty! I think you have gone to the extreme of making it clean and tidy!

YOu need to "dress" the house.

Flowers, pictures, ornamentation, fruit bowls, candles. look here for ideas

I would consider spending £200 for a paint job--get rid of the yellow! And some bits to tart the place up.

New photos are a must.

also the photo of the conservatory shows it with the windows and doors open which to me makes m think it gets too hot - small things but off putting.

(there was a pond in the middle of the garden when we moved in we filled it in and lawned it over but this photo was taken about 3 weeks after finishing that so it hadnt 'jelled' properly)

Katz he didnt tell me he was taking the photos just yet, i wanted to close windows, turn on lights etc, i hadnt completly finished.

its raining today tho, so will wait till tomorrow when i can get the light in all rooms.

argh, I know all this! why dont I follow my own advice!

Yes the pictures could be better but I think if you aren't getting any viewings then is it the price. Most people would be happy to see a property if they believe it could suit them but they tend not to view if it's not in their budget.

We've had our house valued recently and the estate agent talked about recent sales..he referenced a house (beautifully done) but no viewings, they lowered it by 5% and the viewings came and they got an offer at the new asking.

I don't know the area (and it feels good value compared to where we live) but
what are recent sold comparisons?

we are asking top end of what others are sold as we need to sell for a certain price to be able to move, but there is about 4-5k of negotiation in there

There are no photos upstairs. It makes me think it looks horrible up there.

The decor is very dated, and the furniture (the little you can see of it) looks cheap, especially as there are now flowers, no table runners, no candles, to distract from this.

I would move what has inevitably become the focal point of the kitchen : the bit chrome drying rack out of the way, along with the booster seat.
I would add a bowl of fruit in kitchen. And a table runner and a flower vase.

I would weed, add nice colourful big pots of flowers by the front entrance (those you take with you when you move)

The only thing I find really offputting, is the tv on the wall. I straight away think redecoration costs and to fill in the holes. It also makes me think the room is too small to have a tv anywhere else.

It is a great fireplace in the living room, and having a tv, rather than a mirror above it, really ruins it.

I agree the house looks cold and uninviting. I would not view it.
