Does the ground floor flat have the sole right to the front garden or is it shared?

In a victorian house converted into flats, which are all rented from one landlord?

The rear garden belongs to the GF I know that, but what about the front garden?

Photo for example included, not my home

Yabu - belongs to the gf flat only
Yanbu - belongs to all the flats as they all have to pass by it to get home

Nc as outing

There is no hard and fast rule. Check the deeds. Or ask the agent.

Everyone has the right to access the front door through it of course but as to who has the right to use it / change the look of it, that will depend what the lease/deed/agreement says.

You'd have to check your deeds I'd imagine but if both flats have to walk through it them I'd guess it was a right of way?

Do you share the same front door? If so, I'd say the outdoor space is shared

I would presume all if there is a shared entrance that goes through it, but hasn’t the landlord stipulated (ie maintenance etc) in their contracts?

Why do you ask OP?

As you are renting, what is on the deeds doesn't concern you. It's your rental contract which will (or should) cover the use of the front garden.

Does everyone use that front door? I would assume who ever has the front door has the front garden. So if that door leads to access for all the flats it's a shared door/responsibility. If that onmy leads to the gf flat I'd assume it's their garden.

Gf neighbour is difficult, saying that my dc make too much noise when passing his front door (twice a day, two minutes at a time)

So want to make sure i know about the front garden in case I have to move the kids stuff from there (ive told him to complain to the HA)

Shared front door, all bins for the flat are in the front garden

It depends on the landlord.

Who maintains it currently? I live in a Victorian house from an housing trust and the basement has the back garden and the raised ground floor is traditionally responsible for the front.

There are likely to be rules on what you can or can’t do per the council, particularly if it’s a conservation area.

What kids stuff are you storing in the front garden?

It depends what it says on the deeds. And in this case as it's rented what it says on the rental agreement
Not every situation is the same.

You need to read your agreement.
You have the right to walk to and through the front door and you have the right to walk to and from the bins.
Whether you have the right to store your children's things there or let them play on it is the bit that can only be answered in your rental agreement/ by your landlord

I'm pretty certain you can't just store kids stuff down there, footballs, bikes, scooters etc it probably isn't a storage area.

Also if you’re storing children’s toys surely it’s not just noise leaving and entering the building.

A bike, a buggy and a scooter - the buggy and bike are in a shed that the gf provided

There is a seating area there but I dont use it
