Does the ground floor flat have the sole right to the front garden or is it shared?

In a victorian house converted into flats, which are all rented from one landlord?

The rear garden belongs to the GF I know that, but what about the front garden?

Photo for example included, not my home

Yabu - belongs to the gf flat only
Yanbu - belongs to all the flats as they all have to pass by it to get home

Nc as outing

If the kids are shouting excitably, crashing into the flat, then perhaps they could quieten down and be considerate as they walk past his. If they're in and out playing all day especially. But ordinary noise of using the front door, the neighbour is being unreasonable. Nobody in shared places like this can expect total quiet all day long, but there's a middle ground where others respect their peace.

No way - just going in and out. I have to come down two flights of stairs so theyre there for a max time of 2 or 3 minutes. They do make noise, I agree, but nothing crazy, no screaming or shouting

Lets say we go out to go to sainsburys, and come back in, its the noise of coming in and out

He feels that he has a headache and noone should make noise

Looking at the picture and renting from an HA as well, the front area is probably communal for access but can't usually be used for playing in etc - as that can cause a nuisance to the ground floor.

If bins are stored there, it's already going to look bad. Is that allowed in a conservation area? Adding bikes, scooters, packages, bags of clothes etc would tip it over into something I couldn't look out onto. I can see why the neighbour isn't thrilled with that view.

They've got some massive bikes out there, a storage shed, plants and then the bins

I have one child bike, one child scooter there, and a buggy

The packages would be stored behind the bins so that I can collect them when I get home

There is no hanging out there, I dont want to do that

Very much depends. We were in the ground floor flat of a Victorian conversion and the gardens front and back were split between the flats which was an absolute pain.

Many many many years ago I lived in a property like that. I owned the ground floor flat and had the back garden, my neighbour owned the first floor flat and the front garden.

We never discussed the dustbins but they were both kept in the front garden, in a corner.
I only ever walked up / down the front path. As did she.
She def didn't have the front garden looking as lovely as the one in the photo.

If my neighbour had wanted she could have applied for planning permission to turn her front garden into a driveway - which in 2026 I think would be done now as the road is now residents parking with permits.

Check your deeds as it maybe it does thouhh unlikely if its communal entrance but also a shed placed there may breach the deeds

Unwritten rule in my area is the ground floor gets the back garden and the upstairs the front bit. But it’s been established over generations through utility / social housing provision - not private renting

Ugh they took in a parcel for me and were weird about it as I was coming downstairs to let the cat out

I will need to sort out this front garden thing, relocate the bike and scooter and then make my complaint about the threatening voice notes

means nothing. You could have right of way over the path but not be allowed to use the garden.

Yes, you definitely need to speak to the HA. It will belong to one flat on the deeds but all the other residents will have ROA over it. It's a very pretty frontage, if I were the owner I would object to stuff being stored there.

Oh, just realised it is an example photo. I thought "bloody hell, I would like to have a tenancy with your HA",

I’d be irritated if a fellow tenant were using shared communal space to store things. Your neighbours also use the front garden to enter/ exit their homes. You shouldn’t be leaving anything there.

And your DC probably are noisy to someone not their doting parent or relative! Particularly if they’re playing right outside his window. It’s shared space, and it sounds like you’re taking advantage, frankly.

Nowhere in this thread have I said :

Dc play in the front garden. They dont. He is complaining about the noise as we pass his flat door to exit the main door

The front garden is used by him. He has bikes and other stuff out there. I have one small buggy, and one bike and scooter which he insisted in putting in his storage box shed

I disagree that noise from a child going past his door twice a day, entering and exiting - or waiting there while i bring the bins down, qualifies as more than typical neighbour noise

Ask the agents…….only they will have the legal facts on this. No point in contesting right to access merely from opinions on SM.

How does he expect you to leave the property then? Levitation? Helicopter? Gags?!

But l would check with the HA. This kind of stuff is usually awry out in deeds as it does vary by property

Landlords should make this exceedingly clear as obviously everyone in the flat would probably like to know if they had a little bit of outside space!

I live in a similar setup except the house is only converted into 2 properties. Our properties were clearly divided where I have one side of the driveway and the outdoor shed, and neighbour has the other car port. Obviously we both have to share the stairs and immediate porch outside of our front door, so I would avoid putting anything obstructive there, but I've always had my kids little scooters and often the buggy right near the shared door with no problems.

It's much more likely to be a grumpy neighbour issue than an actual issue, but it will come down to how much of a jobsworth they end up being about it.
