To think rental property oven should be sorted ASAP.

So we are a family with 2 kids still at home (5 and 15, eldest now at uni). Long-term private renters. Oven completely packed up last Friday - landlady notified immediately. Not a fuse - oven completely gone and needs replacing.
AIBU to think that we should have had a new oven put in by now (Thursday). It is literally just a case of plug and go.
Husband thinks the wait is fine; I disagree. Still not heard when it will be fitted.

Could you buy one yourself and put the broken one outside?? Agree it should have been fixed by now, especially with a young family

Mrsnothingthanks · 27/11/2025 12:03

@shellyleppard We can't afford to buy a new one and as it's not our property it is the duty of the landlady to replace as it's "their" oven.

Is it the whole cooker i.e. hob and oven, and is the whole thing electric? Most cookers can't be plugged in with a normal plug, and nor can most integrated ovens.

Have you got/has the landlord provided any alternative means of cooking? A portable hob for example, or the hob still working

All the above changes the urgency of the works I think.

Mrsnothingthanks · 27/11/2025 12:06

@Ineffable23 It's just the oven. Not integrated so just a case of pulling old one out and plugging new one in. My husband is disabled (spinal condition) so no way I am letting him do it!

Could you do it @Mrsnothingthanks? Buy an oven and ask for deduct from rent?

SleepingisanArt · 27/11/2025 12:10

If she's had to order one she could be waiting for a delivery date - friend ordered new dishwasher from well known retailer and it can't be delivered and installed until early December due to the huge number of orders the company has received (probably thanks to black Friday week / month).

Justploddingonandon · 27/11/2025 12:10

Could you do it? Your landlord may not feel confident doing it either, and when my oven (which was integrated) packed in the absolute earliest we could get someone to fit a new one was nearly 2 weeks later. It was a pain, but between the hob, slow cooker and microwave we managed to eat for those two weeks.

Mrsnothingthanks · 27/11/2025 12:11

@TwinkleTwinkleLittleBatgirl Unfortunately not - it's very heavy. We simply don't have any spare money left over from our wages to replace it once the rent and CT are paid (low income family, both work, no support except CB).

As your hob is working, I think you're being a bit OTT really.

have you got an Air Fryer?

if you haven't, now might be a good time to get one, they're brilliant for teenagers.

id definitely expect an update from the LL before the weekend, to let you know where they're at with it.

but organising the appliance & an electrician isn't an overnight thing in most areas at the moment.

HoskinsChoice · 27/11/2025 12:14

Do you have a microwave or air fryer? I honestly can't remember the last time I used my over. I'd have no idea if it wasn't working.

JackGrealishsCalves · 27/11/2025 12:17

Why don't you just contact her and ask for an update?
As pp said, she can't just magic one up herself, she relies on when the retailer can deliver.
She probably should have let you know but you'll get a better answer if you contact her rather than complain on here

Devuelta81 · 27/11/2025 12:19

These things take time whether you're rented or a homeowner. I'm the latter, my oven packed up last Wednesday, I ordered a new one Friday (took a bit of research time plus things flying off the shelves because of Black Friday) and the earliest delivery date I could get was Sunday 28th. Had to change it as realized I wasn't in and the next available date was December 8! It doesn't help that there is high demand right now with Black Friday. I'm managing with a hob and a microwave in the meantime.

murasaki · 27/11/2025 12:19

Ours took a week, and we were told not to use the hob either. That was an expensive and unpleasant week of ready meals.

Mrsnothingthanks · 27/11/2025 12:19

@JackGrealishsCalves We have - not been told when it will.be done by.
Guessing you've never been unlucky enough to be in rented - if only it was that easy.

OP posts:
Medexpert · 27/11/2025 12:23

Then contact again and ask what is the delivery date and whether it would be easier for the company to contact you directly to agree on the date.

Renting direct mean everything is made easy for you to your convenience.

Mrsnothingthanks · 27/11/2025 12:23

@HoskinsChoice Tricky to cook in the microwave/small air fryer with a family of 4/5. We are using the hob for the minute.

OP posts:
Mrsnothingthanks · 27/11/2025 12:24

@Medexpert Will do. Added complication is we both work ft so not at home in the day.

OP posts:
RaininSummer · 27/11/2025 12:33

It wasn't just a case of plugging my new one in tbh. We needed an electrician and something done to the floor. Can you buy a cheap air fryer for now?

Mrsnothingthanks · 27/11/2025 12:35

@RaininSummer This one is just plug in, slot in, job done (once the old oven is removed). I think we will manage on the hob for now.

To be honest, it's similar when you own (not talking about landlords) - you can't always just buy a new one, either for cost or needing to get work men in to look at it.

I actually don't think a week is that bad - if you owned it's entirely possible you may not be able to source one, get it delivered and book an installer in that time BUT I do think the landlord should be updating you on where the delay is e.g have they ordered one and are awaiting a delivery date, or are they waiting on an installer?

Not many ovens are plug and go, most need electrical installation.

MontyDonsBlueScarf · 27/11/2025 12:39

She can't just go out and buy one and come round herself and install it. She's dependent on a shop to deliver it and a qualified tradesman to be available to fit it. With the best will in the world, this is hard for anyone to organise within a week. Sometimes corporate landlords with big portfolios keep a maintenance team on standby and if you've rented from organisations like this before you might have had a faster service, but it's not within the power of smaller landlords to deliver.

You could ask to be kept updated on progress but I think that's all.

Theyreeatingthedogs · 27/11/2025 12:40

I think it should have been replaced by now or at the very least you have a date in the very near future for it to be done. I am an ex landlord and when any of the appliances have failed I have replaced within a few days, certainly within a week. You need to hound the landlord.

Rubbish. Just looked up online and Appliances Direct can deliver and plug in from tomorrow. No tradesman needed. The landlord is out of order.

jackintheboxes · 27/11/2025 12:47

Call her and ask for an update. If she hasn't ordered it remind her of her obligations to replace within a 'reasonable timeframe'. I think for essential items thats 7-14 days.

ErlingHaalandsManBun · 27/11/2025 12:48

This has just happened in my DD's student house. Landlord has had to order a new one and arrange for it to be fitted. It took a week. In that time they used the hob, slow cooker, air fryer and microwave.

I get its annoying but things could be WAY worse. You do have other options to use at least.
