To think rental property oven should be sorted ASAP.

So we are a family with 2 kids still at home (5 and 15, eldest now at uni). Long-term private renters. Oven completely packed up last Friday - landlady notified immediately. Not a fuse - oven completely gone and needs replacing.
AIBU to think that we should have had a new oven put in by now (Thursday). It is literally just a case of plug and go.
Husband thinks the wait is fine; I disagree. Still not heard when it will be fitted.

Private rental is hard. Been there and so lucky to escape...in an ideal and moral world it should be sorted. Keep records and keep reporting to agent and landlord.

@Londonrach1 It is really hard. Been privately renting for over a decade now, and 45 and 49! Both work but don't earn enough to be able to save and buy. So we're stuck.

Ah 3 adults. We use the hob and microwave a lot too. The Tefal oven is an air fryer too.

Sympathies. We waited 6 weeks for a new fridge ones due to shite letting agents. Heading out to source milk first thing every morning for 6 weeks. Then they delivered it 2 days later than finally promised - in the middle of my daughters 5th birthday party

Contact by email and ask for an update. Ask politely what deduction to the rent will be made for the sub standard kitchen provision. Ask when the oven will be fixed or replaced. This needs to happen quickly especially in winter.

I would expect them to have at least been keeping you in the loop. If there have been delivery delays they should update you.

If you aren't the one who has to book tradesmen in for stuff you won't realise what a nightmare it is 1) to find someone reliable and 2) how long the wait is to get stuff done.

It's the very worst aspect of being a landlord.

No need for that. As long as the landlord gives 24 hours notice, they can come themselves.

She should have updated you, but it's only been a few days and you have a hob. It's a bit irritating but it's not an emergency. These things can take time to order and have delivered. Just give her a ring tomorrow.

In the meantime I provided a portable plug in double electric hob. If I'd been buying it for myself I couldn't have provided it any quicker.

@PrincessofWells Thats the thing, if you want something decent, rather than whatever can be got right away, you may have to order it.

When the electric cooker went in my flat the landlord got me a portable two-ring hob right away and ordered a new cooker. The replacement was far better than the old one, def. worth a wait.

Send her a link and ask to buy it and reduce your rent but the requisites amount. That way you can arrange delivery at a convenient time.

@BruFord Our landlady has chosen to swap like for like; so it's not a case of ordering one we fancy and taking it off the rent, unfortunately. It will be a cheap one.

@hiintrepidheroes I do agree - I imagine a number of posters are wealthy enough to be LL themselves? It is not the responsibility of tenants to purchase, nor fit, ovens in the property.
Having said that, we did have to replace the dishwasher when it broke as our LL said (the integrated) appliance "wasn't an essential" so wasn't prepared to replace it. So we paid for a new one, for the old one to be taken away, and for a plumber to fit it. We said we would not be replacing it for an integrated, only a freestanding, as we would be taking it with us if we are ever required to move out. It was tricky to pay the rent that month tbh.

Your LL is a CF. If you rented the property with a dishwasher the LL is responsible for repairing or replacing it. He cannot decide it is not essential. I was a LL for 20 years.

I’m a landlord and yes I would have replaced it within 48 hours- possibly the Monday though as many companies even if they deliver on Saturday need more notice.

@Theyreeatingthedogs I completely agree. I said to her that I would be happy to purchase the same model myself if then we could deduct it from the next month's rent. She said no - she was not prepared to pay for a replacement because "a dishwasher isn't an essential."
We had no choice but to pay for a new one ourselves, and then for a plumber to fit it. We refused to go for an integrated, however.

That's awful. A replacement appliance of the same standard is tax deductible.

I'm a landlord and when my tenant emailed this morning needing a plumber, I had one call the tenant by 10am and arrange to go around next week.

When another tenant needed a new fridge we replaced it the same day.

OP I presume all you want to know is that progress is being made?

You should have been updated with a timescale. I.e. probable delivery date and a fitting date. I always update my tenants even if there is no news I would let them know I was waiting to hear from the retailer etc.

When you say "not a fuse, need replacing"...

(1) Who checked the fuse and when?
(2) Just because the fuse has not gone doesn't mean it can't be easily repaired (has the oven been checked, and if so when?)

I am not sure what the law or case law says, but on the face of it a broken oven a potentially significant inconvenience, but not the end of the world (the house is still safe and you can still cook). I'd hope that the oven could be looked at on the Monday or Tuesday, and either repaired on the spot, or a decision made to replace, and the replacement fitted no later than the Wednesday.

In other words I think Thursday is a bit slow, but not that bad.

As a landlord the best I have ever managed was getting a call at 8pm on a Friday about a broken washing machine, just as I was about to go into a theatre. The washing machine was looked at by a professional at around 9.30am on the saturday, and not long after midday the brand new replacement was fitted. It is incredibly hard (and inolves luck) to get tradesmen to move that quickly!

(1) 100% - keep the tenant up to date

(2) If the retailer is low on stock then how about he landlord goes to a different retailer, even if it costs more, to get one fitted ASAP?

I think it should have been replaced by now or at the very least you have a date in the very near future for it to be done. I am an ex landlord and when any of the appliances have failed I have replaced within a few days, certainly within a week. You need to hound the landlord.

Then wasn't now.
