To think rental property oven should be sorted ASAP.

So we are a family with 2 kids still at home (5 and 15, eldest now at uni). Long-term private renters. Oven completely packed up last Friday - landlady notified immediately. Not a fuse - oven completely gone and needs replacing.
AIBU to think that we should have had a new oven put in by now (Thursday). It is literally just a case of plug and go.
Husband thinks the wait is fine; I disagree. Still not heard when it will be fitted.

Could you buy one yourself and put the broken one outside?? Agree it should have been fixed by now, especially with a young family

Most landlords won't supply them now because of insurance. It's probably left by a previous tenant.

I'd go out and buy one.

EmeraldShamrock000 · 27/11/2025 16:27

A week is too long to be without an oven, they should have offered you an alternative if there was a delay.

Mrsnothingthanks · 27/11/2025 16:28

@justasking111 We can't afford a new one. It is the landlady duty to replace it, but still waiting and don't know when it will be sorted by. The one in at the moment was hers.

@EmeraldShamrock000 I suppose they could offer a countertop toaster oven but it can easily take a week-plus to have a new proper oven delivered. Shop don’t carry the stock now.

BobblyBobbleHat · 27/11/2025 16:42

I think you are being a bit unreasonable, you have plenty of alternative ways to cook available to you and you haven't had to wait very long at all yet. If it goes on for several more weeks then I think that would be unreasonable.

Mrsnothingthanks · 27/11/2025 12:19

@JackGrealishsCalves We have - not been told when it will.be done by.
Guessing you've never been unlucky enough to be in rented - if only it was that easy.

We rented for over 10 years but thanks for jumping to that assumption.
I had to wait weeks for a new boiler once.
You haven't been told when it will be done by but have you asked the direct question or has she just not got back to you from your original text?
Even as a, now, home owner , you can't just magic up home appliances next day!

madaboutpurple · 27/11/2025 17:58

Until recently we had an unreasonable landlord and I had a list of people like local environmental officer that I used to threaten him with. You could start off with them,he was well known within his religious community and one time when I mentioned I would be contacting their nearest religious person who was high up there was a knock on the door shortly afterwards and a plumber was there. Luckily the management have changed and the boiler got fixed within the day. Maybe do your own list of crutial people. Whichever person they are most worried about use them as leverage. I used to say It won't look good if the local media show up.

Its not hard to order an oven and book a fitter in a couple if days, terrible landlord

hiintrepidheroes · 27/11/2025 18:29

Wow. You can tell this is a pro LL forum. This is unacceptable and exactly why society hates LL. it is NOT the renters responsibility to pay for and replace faulty items that are part of rent. Moreover, it’s likely that doing any work like this is against the tenancy agreement.

HoskinsChoice · 27/11/2025 12:14

Do you have a microwave or air fryer? I honestly can't remember the last time I used my over. I'd have no idea if it wasn't working.

I haven't used mine once since I got an air fryer - that was a about three years ago. I now use my oven to store things 😂

@Redpeach 🤔 Perhaps it depends where you live. We replaced our built in microwave last week as the old one packed up. Went to a couple of shops and had to order one to be delivered to our house as they hardly had any in stock, just floor models. It took five days to arrive. Luckily we could install it ourselves.

Unless you’re willing to take whatever’s in stock, most things need to be ordered nowadays. A built-in oven also needs to fit the exact space so the LL can’t grab whatever’s in stock.

Personally, I’d rather wait for a decent replacement than take whatever they can get immediately. 🤷

Mrsnothingthanks · 27/11/2025 18:51

@hiintrepidheroes I do agree - I imagine a number of posters are wealthy enough to be LL themselves? It is not the responsibility of tenants to purchase, nor fit, ovens in the property.
Having said that, we did have to replace the dishwasher when it broke as our LL said (the integrated) appliance "wasn't an essential" so wasn't prepared to replace it. So we paid for a new one, for the old one to be taken away, and for a plumber to fit it. We said we would not be replacing it for an integrated, only a freestanding, as we would be taking it with us if we are ever required to move out. It was tricky to pay the rent that month tbh.

OP posts:
BruFord · 27/11/2025 19:03

@Mrsnothingthanks You definitely shouldn’t be paying for appliances!

mamagogo1 · 27/11/2025 19:13

If you didn’t have a hob then it would be considered urgent but as the hob works 1-2 weeks sounds reasonable as similar to if it was yours. I personally cook 90% of my food on the hob anyway

BoarBrush · 27/11/2025 19:58

I'd absolutely expect it to be replaced within a week. Our landlord provided a shitty howdens lamona brand oven, broke down constantly, he would actually get us to arrange the parts if needed/obvious and arrange repair as it would be quicker (dh works in the trades so many pals) as in next day rather than a week. Eventually we bought a new oven as he agreed he had been sold a heap of shite, and he sent us the cash, we've just replaced the element twice in that time.

Mrsnothingthanks · 27/11/2025 20:00

@BoarBrush Funny you should mention that...ours is a Lamona from Howdens!! They want to replace like for like, of course.

OP posts:
justasking111 · 27/11/2025 21:00

Lamona has bad reviews I recall.

Our fridge went kaput. We ordered a new one. That took 8 days because we wanted it fitted by them.

Mrsnothingthanks · 27/11/2025 21:05

@justasking111 They're cheap and crap - hence why often put in rental properties. Our last rental had one too!

Titasaducksarse · 27/11/2025 21:09

Landlord here. When my tenants oven went in one property we let them get on and buy it and we reimbursed. They wanted to do this as could be in charge of delivery dates and fitting.

Other property I ordered from AO..came the next day and got electrician in immediately. It really isn't difficult.

That is really tight. The LL shouldn't have anything in there they won't replace or should be made clear at point if rental. I say this as we knew a greenhouse was on its way out and said once it fell down we wouldn't replace..tenants were fine with this.

Bitzee · 27/11/2025 21:14

I’ve been a landlord, not a proper one, just rented the house out whilst we were living abroad and when the oven went I ordered a new one straight away from AO and I think the first slot they had for delivery + install was about 3 days later. So a slight delay but reasonably quick and very simple to sort.

Stressybetty · 27/11/2025 21:17

We had ours go in our last rented property, bought a Tefal mini oven for £100 and have used that since. Moved, still renting and still using it. New place oven fused the electrics first time we used it so haven't bothered since. It is the landlords responsibility to sort though.

Mrsnothingthanks · 27/11/2025 21:17

Yet another day goes by and we're still waiting.

OP posts:
PurpleThistle7 · 27/11/2025 21:17

Replacing our oven needed an electrician as it was older and the new model needed something something fuses? Didn’t understand and still don’t. Took about a week for delivery and another week to get it in. I’d just ask for an update and maybe ask round to see if someone has a slow cooker you could borrow for a bit.

Mrsnothingthanks · 27/11/2025 21:18

@Stressybetty How big is your family? We are are family of 4 - 5 when my son is home from uni.
