To think rental property oven should be sorted ASAP.

So we are a family with 2 kids still at home (5 and 15, eldest now at uni). Long-term private renters. Oven completely packed up last Friday - landlady notified immediately. Not a fuse - oven completely gone and needs replacing.
AIBU to think that we should have had a new oven put in by now (Thursday). It is literally just a case of plug and go.
Husband thinks the wait is fine; I disagree. Still not heard when it will be fitted.

Although I'm struggling to find an oven only that isn't in built. They're either inbuilt or come with a hob.

It's also possible it's the heating element that's gone - they are pretty cheap and easy to replace, but getting an appliance engineer at the moment is hard (we've got one booked for Monday, had the appointment for over a week).

It depends on how old it is and if it is fixable . I used to work in lettings. I would have had to speak to the landlord first find out the history of the oven and potentially arrange to get someone round with a view to fixing it first. Then if not fixable give the landlord some prices for new ones and removal of the old and then arrange for it to be delivered and installed. It wouldn't have been the top of my urgent list because you do have other means of cooking. However, it is a week now and you should definitely chase and ask for an update.

I've just looked on both appliances direct and ao and there are no ovens the size we would need available for next day delivery. So it's certainly not that easy.

Pineapplewaves · 27/11/2025 12:57

Your landlord will have to buy a new cooker, have it delivered (we recently bought a new dishwasher from John Lewis and the earliest delivery we could get was five days later) and then arrange for a professional gas engineer or electrician to fit it. This can take a week or two but you would not be unreasonable to contact them and ask for an update on when you can expect the work to be done.

itsthetea · 27/11/2025 12:59

I don’t expect a standard landlord to fix things quicker than I could myself . So I would expect 2 to 4 weeks

I do expect property companies to employ people who can for example do an oven ( not overnight !) install , basic repairs etc

I've said that they should have been updated. I just don't agree that next day delivery and installation is likely. When we ordered our ovens it was a 6 week delay! And they aren't fancy.

Mrsnothingthanks · 27/11/2025 13:06

@itsthetea I don't agree that 4 weeks is an acceptable time to be without an oven. Not like we will get a reduction in rent or anything!

Setyoufree · 27/11/2025 13:06

I'm a landlord and I would be straight onto AO to get you a new one - they do installation at a charge so I'd obviously pay for that. Your landlord should be giving you at least an update on the plan and timescales.

Mrsnothingthanks · 27/11/2025 13:07

@Setyoufree Landlady is getting one of her sons to fit it.

You seem to have a new identity!!! What is going on?

ShesTheAlbatross · 27/11/2025 13:08

We were without an oven for three weeks when ours packed up a couple of years ago. We are fortunate enough to be able to just order a new one, but we couldn’t get a delivery any sooner.

Has your landlady confirmed a new one has been ordered? If not, YANBU and she should have ordered one. If yes, then annoying as it is, she can’t make them deliver it quicker than they’ll deliver it.

Thewindowdressing · 27/11/2025 13:09

Mine took nearly two weeks. They waited for the oven and their guy to switch them.
Things happen. It's pretty easy to live without oven for few weeks

Do not do it yourself.

Suntree32 · 27/11/2025 13:16

I thought all ovens need to be hardwired in the UK, just googled and apparently not!
I rent my old house out and would expect to have sorted it within a week. We use a letting agent, though, who have a host of tradesman that they can rely on at short notice.
If it was going to be any more than a few days, and you didn't have an airfryer, I would nip out and buy a relatively cheap but big one (Tesco, £80ish at the moment).

LakieLady · 27/11/2025 13:18

I think a week is about the point at which the wait becomes unacceptable OP.
If the LL is having trouble sourcing a replacement or getting a delivery slot, she should let you know why there's a delay imo.

It's a bit shit being unable to just pop some jacket potatoes in the oven or heat up a pizza. If I was your LL, I'd be at least offering to get you one of those tabletop ovens to use while you're waiting for a repair/replacement.

ThisCleverNewt · 27/11/2025 13:19

No harm in asking for an update from the landlady, but it would also be a problem for anyone that owns their home. I looked on AO and it would be a struggle to get anything delivered to me within a week.

BruFord · 27/11/2025 13:27

I agree that you should be kept informed-ask her for an update.

When this happened to me, the whole cooker went and my landlord came around that evening with a portable two-ring hob that they’d bought that day. I think the new cooker was installed in a week-10 days, can’t remember exactly. But they were good at keeping me informed.

It can take a while for appliances to arrive, but she should be keeping you updated.

Honeypizza · 27/11/2025 13:51

You have my sympathy. We had to wait 6 weeks to get a new oven when our old one packed in. They kept saying it would be fixed asap and then going quiet. We relied on the hob (which was separate thankfully), microwave, air fryer and takeaways.

Sidebeforeself · 27/11/2025 13:59

Mrsnothingthanks · 27/11/2025 12:23

@HoskinsChoice Tricky to cook in the microwave/small air fryer with a family of 4/5. We are using the hob for the minute.

It’s really not esp if you use all 3

Mrsnothingthanks · 27/11/2025 14:21

@Sidebeforeself I don't personally do any of the cooking but husband said it's tricky fitting it all into the little air fryer. Hence using the hob.

My fridge packed up while I was renting (very old). I rang the agent and offered to source one myself for £xx and deduct from the rent. Agent got authorization and I had new fridge in 2 days. They also took the old one away.

As pp have said your LL may be waiting for a delivery date. Call them and offer to do as I did. Do you have an alternative for the meantime - microwave?

AlistairSim · 27/11/2025 16:10

When our very old oven finally kicked the bucket, our landlord replaced it with a new one within 24 hours.
We are lucky to have an independent electrical appliance shop locally, who will deliver, install and remove the old one asap plus a landlord who realises being a landlord is a business and he has responsibilities towards his tenants.

CatsorDogsrule · 27/11/2025 16:16

I hope the oven is replaced soon. I don't think the wait has been unreasonable but would want an update of the firm fitting date within the next few days.

Bundleflower · 27/11/2025 16:22

Whilst slightly annoying, you’ve a hob so it’s not like you’re unable to cook. I think a reasonable timeframe would be 2-3 weeks but then I’m not much of a complainer if I’m able to cope. I’d feel very differently if the hob was also broken.
