To think that it’s odd no one has come to look?

I wasn’t sure how to title this - but we put our house on the market 3 weeks ago and have had utter tumbleweed. I’m including a link - am I missing something? I think it’s priced right for the market and I think the photos are lovely but maybe I’m too close to it?? AIBU to think we should have had a least a little interest? Or am I missing something glaring??

I'd want to change the kitchen and at that price it can't be justified. Having the whole kitchen in one huge island unit has turned what should be a decent sized kitchen into a somewhere with two huge and pointless corridors of wasted space running through it.

  • kitchen is very strange. One long run of lower units means you have to walk a lot to get to any of your stuff. Where’s the fridge? Sorry but I hate it, it’s a bad use of space.
  • the bedrooms look like rentals. Cheap carpet and poor decoration.
  • garden looks unloved and narrow.

The front aspect of the house is lovely but I think it’s overpriced for what it is.

I don't know the area so have no idea how well it is priced, but I do suggest that you put the dimensions on the floorplan. A lot of people scroll quickly so it's helpful to give that information on one image. I read the dimensions in the description and the rooms are wider than I would have guessed from just looking at the photos.

As others have said, it’s massively overpriced. The kitchen just being an island is slightly bizarre and I’d imagine most people would want to refurb. The scratchy grey school carpet throughout is also off-putting and again, most prospective owners would likely want to replace.

Aside from the price:

Have the floor plan redone properly.

Better photos and styling are needed. Current pics make the house seem very narrow and things like the corner with the boiler and surrounding clutter really don’t need to be included. Get rid of clutter on top of wardrobes, random hanging hoodies and the old bed that’s folded up.

I know nothing about the area so can’t comment on price, but I don’t like the house.

The kitchen layout looks bad, seems very narrow with not much room around the island. I can’t quite see where the fridge or main counters are. that long, bulky island isn’t what people think about when envisioning their dream kitchen. Personally I’d be wanting to reduce the size of that island and move the fridge/counters etc to the side for a more conventional set up. Something about the layout of the kitchen and the green walls just puts me off.

The style of decor in this house isn’t for me either, it’s quite maximalist. There’s a lot of neon/conflicting colours and out-there pieces. Eg why does that orange zebra plate need to be placed there on the floor? Everything looks awkwardly angled for the camera angle as well, as opposed to natural staging. I just think there’s too much stuff out in general in all the rooms. Makes it seem like there’s a lack of space. It’s like you just wanted everything out and photographed, but selling a house is not about showcasing your fave decor items. It’s supposed to be a blank slate.

Personally I wouldn’t book a viewing if that house was near me

OP, do you need to get somewhere near your asking price to cover loans you've had to cover building work or something?

How many agents did you invite to value the property? I usually recommend 3 to get a good idea of what the true value is.

How long have you signed up for? If you've only just signed up, you can still get other agents round to give you a valuation. They'll generally be happy to do it, as the chances are you might instruct them on a multi agency basis, if you need to sell urgently, and if not, then when you're free of the current contact, you may instruct them if you haven't sold. Alternatively, rather than asking on MN, you'd be better off calling or emailing a couple of local agents, with a link to your property, and ask them what they think it's worth.

As others have said, I think it's the price, the kitchen, and the garden that is putting people off. In all honesty, the kitchen would look much better with units either side and a bigger gap between them, ie, a galley kitchen, rather than a huge island running down the middle, as it just looks out of proportion.

There are detached houses with much bigger gardens, on for way less money.

It's a lovely house, but I think you need to knock a load off the price. There are detached houses on for £100k less.

The second photo of the garden makes it look really uncared for and a bit awkward.

The kitchen and bathroom are not at all to my taste. I wouldn’t want to re-do them so that alone would put me off.

The zing to the house comes from your decorating, but without the lovely artwork and such, the house is a bit blah.

I don’t know the area at all, but I would want something with more classic decor and traditional fittings personally.

It’s ugly as fuck on one of the worst streets in Grantham. There’s absolutely no comparison.

You can do a lot beautifying with rental income… but fair enough if it’s on a crappy street.

I have put my own house on here over a decade ago to get brutal feedback so I do know how you feel about doing this.

The kitchen looks like your extension went over budget and you put in the cheapest smallest kitchen you could, all that space and that strip of units is just lost in the middle.

Also the double garage not being photographed. Most people searching Rightmove will click through the photos and move on and only look at virtual tours if they are interested so you have to pull them in from those. Same for the blurb, I saw the double garage in someone else's comment on here.

The lounge and dining room are beautiful, bedrooms are fine the basement is fantastic but all that is lost with the head scratcher that is the kitchen.

It's not a 4 bed it's a 3 bed with a very small 3rd bedroom a basement room and an attic conversion which clearly doesn't have the right sign off to be labelled a bedroom.
On that basis it's wildly overpriced for the area.
It also needs a new bathroom and the kitchen layout is odd
The bedrooms and additional spaces would actually work for our family only one child, I WFH someone's , DH has hobbies with lots of stuff and the basement would be a good playroom. . But people looking for a 4 bed house aren't your market

Haven't read the whole thread but these are my thoughts:

I used own a house (not in Grantham) which would had a very similar layout, so that felt familiar to me, even though this one has been altered in ways that mine wasn't.

Ignoring decor, which most people seem to want to change straight away anyway:

It's on what looks like quite a busy road. I can see a bus going past during the tour video! Is parking outside possible? It says you have a double garage - where? What's the access between garage and house/garden?

The garden is quite frankly a mess. Those unkempt fences either side suggest to me that neither you nor your neighbours have done any garden upkeep for a while. It's a 4 bedroom house, you have children's bedrooms - it doesn't look like a garden for children. You need to cut stuff back to open it up. If you can do something to smarten up the boundaries, so much the better. And the area which is enclosed between your offshot and the neighbour's is just depressing (visible on photos of previous listing years ago).

Like everyone else, I think the kitchen looks weird. And again - 4 bedrooms - children - where is the family going to eat? The eating area at the end of the island doesn't look big enough. If it is, then maybe you need to dress that bit of "table" to show it.

Where's the storage? I'm guessing that the cellar has been converted, as has the attic, so you've lost those storage areas. My old house had understairs cupboards too. I can't see them on these pictures. 4 beds, children - you need storage.

Those stairs down from the attic room look pretty steep - are they compatible with regulations?

I really like the bathroom. But where's the pictures of the ensuite? I see a closed door which obviously leads to it but you need to show it.

It was built in 1904 (according to the stone on your neighbours) and it has "period sash windows". What are your bills like? That loft conversion was clearly done a while back -- insulation? Could be baking in Summer and freezing in winter. What's the damp proofing/tanking like in the cellar?

That's before all the other stuff -- price - local schools - amenities etc. Sorry!

Very expensive for a terrace in Grantham. You wouldn’t pay that if it was in one of the popular and preferred nearby villages.
The pictures aren’t great - poor lighting and positioning.
The garden looks a bit sad and forgotten about.
The kitchen island reminds me of an operating table (sorry- part personal preference and part awkward lay out, but I’d be adding it to the costs of things to replace if I moved in).
