Lodger entering my room

Hi I've had a lodger for 2 months now and have caught him coming out of my bedroom his excuse was to check on my cat.my cats not well and he sleeps in my bedroom.my point is this is not the first time he been in my room and I have told him before it's my room please don't go in my room you don't have permission. The other day I came back from work and caught him coming out of my room again I was fuming and told him 1 more time and your out I have installed a camera today and I'm not telling him.if he did it again can I evict him same day or do I hsve to give him 28 days notice.i don't think he's all there. There was a time I was getting undressed and he poked his head around the door because he wasn't sure if I was in or not but my room is my privacy and he seems to forget what I told him

That sounds perfect, I’m glad your nephew is there with you. No it isn’t ideal that you gave him such a small amount of notice, however, you no longer feel safe in your home so he needs to go.

Big red flag. Change the locks while he's next out and refund him.

If he resists, even offer to put him in a hotel for a few nights. Anything but let that continue for another 28 days.

At best he's being creepy or stealing but could be worse. Don't risk it. That's not normal acceptable behaviour.

Just read the update and edited. Glad you got him out safely with the help of a male relative.

Review your security and look for cameras.

Change wifi passwords.

Oh for fuck sake. Get rid of him. Why would you even contemplate giving him a third chance???? Just save yourself the hassle and get rid.

also you don’t seem clued up about the law. Do so please. Lodgers have no rights. Kick him out next week. Keep it civil. Just write a very polite email outlining your concerns (for the courts) and that’s that. Easy peasy, get rid of the quesy

He did pay weekly .my knephew said my lodger has some really bad mental health issues he's said it all along and there was me feeling sorry for the guy untill he started going in my room.my knephew brought few of the lodgers bags down I can see the lodgers scared of my knephew

Yikes I’d be very worried about this - sorry 🙈 but I would, in fact I’m worried on your behalf as it’s creepy behaviour. You need to get him out asap hopefully without upsetting him - say your very jealous cage fighter boyfriend is moving in.

But have you told him about him walking into you room and that this was unacceptable? He needs to know this??

Legally, he has no rights and you do not need to give notice, so you've done nothing wrong by telling him to be out the next morning. Glad you had your nephew to be there with you.

You MUST change the locks, he might have cut a spare.

She does need to give him notice. You can’t just throw someone into the street.

Brilliant that your nephew has been supportive and proactive. Changing the locks straight away was the right thing to do. Hopefully the lodger will go quietly this morning but if your nephew can stay for the weekend, even better, just in case the lodger is snooping about the area.

Where did you find the lodger originally? Did you take references and do you know where he works? Always important to have that kind of info in case of any problems. I’d strongly suggest you only have a female lodger in future and go with your intuition. Meet her a couple of times before she moves in and go with your gut; if anything feels ‘off’ do not proceed. Also, I think it’s essential to have a lockable bedroom door if you have a lodger or any paying guest in your home. You need to be sure that no one ever goes into your private space when you are out or on holiday etc.

We need an update OP. You mentioned 10:00am today as the time by which the oddball has to be out of the premises. Fingers crossed 🤞 that the creep has exited by now.

The worst lodger I had was a female. She told me she didn't smoke when she did, caused damage to my skirting board and just shrugged it off, and froze me out of any interaction.

The rule all lodgers had was no overnight visitors that I hadn't met previously, she ignored it and brought over men she picked up after I'd gone to bed, one was a drug dealer - my teenage son, who was sometimes nocturnal, told me about that and knew of the guy.

I'd previously had two male lodgers without any issues.
