Ainu to think Angela Rayners has been set up to fail on her 1.5m homes target ?
you can barely get planning permission through for a small extension in under 10 weeks let alone 1.5 m new homes
Every month that goes by the shortage compounds
I wonder if Kier has set her up to fail

Good. Combine that with Rayner building houses and maybe prices will drop and people will be able to afford HOMES once again.

And yes, I lived through negative equity - and was grateful to be paying less than renting and to have a SECURE HOME. The bit I was saving on rent went into savings so I could cover the equity gap if needed.

By every measure they accused Truss of, Reeves has hit. We are heading towards a recession, increase in NI has resulted in companies freezing recruitment or laying people off. Look at BoE forecasts, CBI statements etc. Reeves is a disaster.

Haven't read the thread but with regards to planning permission, in my local area, over the past decade many acres of greenfields with woodlands have been granted planning permission for 2,500+ houses merely because the Local Council didn't get their Local Plan produced in a timely manner. The result being no challenges could be made as the speculator/developers would win at Inquiry.

And the land with planning permission was landbanked and only developed in small parts when there was enough of a market to sell at inflated prices to. With the final permissions being granted with a greatly reduced affordable/social housing % due to the usual developer excuse of it being financially unviable to build more than 10% in total.

Since the election of the new government, suddenly all the developers sprung into action and started on their developments. I think they were spooked into action worried about compulsory purchase.

For me, the interesting thing is that it appears the developers aren't singing from the same song sheet, just banging up their houses as fast as they can. When each developer's 1st phase is ready to market, I'm not entirely sure who they plan to sell them to as there's only so many people who wish to and can relocate to this part of the SW as most locals can't afford to buy them, not even the so-called 'affordable' ones..

Im keen to see vast vast building of social housing properties, then regulations around private market rents and the use of guarantors to be phased out. These are real sticking blocks to people finding private rentals.

You do realise LL's are getting out in droves? Or haven't you noticed the massive increase in homelessness? Having a guarantor is one of the only avenues left for LL's to have a minuscule chance of recouping their money or getting bad tenants out.

Use your brain - what do you think bringing in even more arbitrary rules will achieve? As others have pointed out, with the plans to bring in much stricter EPC rules there will be barely any LL's left as it is. Spending £30K on insulating a house isn't possible for most small time LL's. Especially if you are not allowed to increase the rent to recoup your costs added to having a long and costly journey to get your property back when your tenants stop paying rent.

My db has just had to spend almost £10K getting his house back in order after the tenants left. It was wrecked. They lived there for a year paying £1000pcm. You do the figures. Obviously he won't be repeating that and is selling up. Ditto several other people I know.

It isn't worth it for smaller LL's any more, hence they are all getting out (this isn't something that's going to happen - it's happening and set to get worse).

Yes LL are reducing, this is because we've had arguments and pushing for more regulation of a market of private rentals without the back up of social rentals to even things out

You'll see if you read my post properly that the priority in my view is to build huge swathes of social housing. I believe there is room for private rentals, there should not, not everyone wants to buy and thats ok, but the market has been skewed by the absence of social housing options.

There do need to be regulations around market rents, it should not be that someone needs a guarantor to rent a property, not everyone has someone who can do this yet they are being denied housing because of that

According to a recent letter to the Guardian...

These unused permissions not only represent a missed opportunity; they are an obstacle to the allocation of other land in the local plan. If the Government wants to see some building, then it should make some minor changes to planning law.
Make all consents lapse after five years without automatic right of renewal...'

Perhaps that would be a start?

Development has already ruined my village, but I’m sure we can cram a few more disgusting rabbit hutches in. My local woods have been hacked down to make way for a new estate, and a second massive estate has been built at the other end of the village. Now we’ve been told the fields in the centre of the village are going to be built on as well. And will that be enough?! Haha…no, silly, of course it won’t. The main road into town going to have 500 new homes built along it. That road is choked with traffic NOW, so god knows what will happen when an extra 500 cars are added.

I don’t know why we don’t just concrete over the whole of central and southern England and be done with it. I was a fool for working all my life. I thought if I worked hard and saved my money I could have a little house with a scrap of garden and some peace and quiet. I don’t ask for much, just some peace and space and natural beauty. But my reward for working hard and obeying the law is to watch the countryside around me disappear. Sooner or later the field next to me will be built on as well. Looking back, I wish I’d gone into social housing and played the benefit system. I know people like Rayner hate my guts. She hates peoples like me, and so do most lefties. Deep down, it delights them to imagine all us horrible middle-class NIMBYs having our lives ruined.

Thought the "politics of envy speech" seems very apt here:

So many things in this country make NO sense. My parents are selling their current home and very much wanted to build a home. They didn’t want to build a McMansion but a tasteful home which was in keeping with the local surroundings. Even with a budget of £900k they settled against the idea as it was just too big of an uphill battle and too risky. Spent about £25k on consultation fees and surveyors and the like.

No common sense.

What were their challenges? Self build is fairly easy in my experience although a budget of 900k may be a limitation is some areas given the high cost of land.

Well, as they all result from actions this government has taken I rather suspect none… Which is not saying that I agree with Truss in the slightest - but at least the polices she espoused were quickly reversed. However, the damage being done by the last budget is not being undone…if anything, there’s worse to come if what the chancellor says is to be believed.

I used to work in housing a building new housing is one of those things - unless you are rabidly anti-immigration - that’s seen as necessary, but nowhere near me, please. The planning system is already heavily bent in favour of developers, the issue is getting the latter to cough up. They’d much rather someone else take the risk and they scrape off the profits

There are a huge number of changes needed; not just policy but legislation, process and resources. It’s like turning round a tanker, and it will take some time.

No one is being set up to fail, but if you tackle big problems (energy policy, social care, etc) people have to be patient. The only time you can do big changes is (a) at the start of your term and (b) if you have a decent majority.
