I'd have guessed 900k-£1million. Just looked on Rightmove and there's a modern five bed three bathroom house for £2,350,000! A couple of older ones for £2,350,000 and £2,000,000, all within five miles.

Assuming garden is at least 1.5 acres you’d be looking at approx £1.2mil. Stick on another 4 acres you’d be looking at £1.5mil.

Why?

It’s very ‘thin’, so to me - rightly or wrongly- it looks like a cheap build. By that I mean there’s no real depth to the window sills or doorframes- they’re not far off the depth of the walls.

That said I live in an old house with blast-proof depth walls so accept I may have different views 😅

I thought I lived in a cheap area as that house would probably be 400-500k here.

£550k in town. £1.2m in the National Park (but it wouldn’t look like that in the countryside as no new builds)

Probably around £325k, for a better area £400k but the ones I looked at on rightmove were brand new for that money.

In a town or village where a house like that sells for just over £300k, small two bed terraced houses with no off-street parking... I would say £80k - 140k as a ball park figure. But those tend to be rough places where you do not want to live.
