just as the title says really. I need to buy a house in this village. I don’t know which one. None are stand outs. All are quite nice.

which would you choose and why? Which is the best buy?

Gosh they’re all a bit dull and grey, aren’t they! Is there nothing but overlooked new builds on huge estates? It doesn’t have a village feel to it. Out of this bunch I’d prefer 2 or 4. The first just looked like you’d be living in a kitchen downstairs, and the third was grey and poky. But I agree, none of them jump out!

I think the fact that some only have one bathroom upstairs would be a con in comparison to the ones that have two bathrooms - depending on how many people live in your house.

I like 1 then 4.

1 and 2 only have 2 double bedrooms so I’d probably go for 3 or 4. 3 has open views to the front which is nice. They’re all pretty good though!!

No 4 is leasehold - I'd be wary of that.

In order of preference
4 3 2 1

No 1 only has one bathroom
None if them are exciting and make me want to live there

wow you get a lot of house for your money there!!
I would be reluctant to buy a 4 bed house with only 1 bathroom, although house 1 does at least have a downstairs loo. It really depends who's going to be living in it - if there's 2 adults going to work in a morning and a couple of teenagers to get ready for school then I think you need 2 bathrooms.
The grey one is boring but a good layout although i would be concerned about what might get built on the field across the road over time.
Arley Close is a bit of a weird layout with the dining room doubling up as a hallway - i'd want to knock that through to the kitchen and put a wall up to make a hall way to the living room. That one probably has good potential to extend across the back too and replace the conservatory. The outlook looks nicer than the others.
I don't like the decor but that can be rectified, but I think Eaglesea Way is probably the best room dimensions and layout, it's just seems very overlooked at the back.

Just going on the floor plans, I'd pick House 2. I like the conservatory and the garden.

I'm surprised by House 1, it doesn't have much kerb appeal but it's much nicer inside. Doesn't have an en-suite though, so I'd rule it out for that reason alone.

House 4 is the biggest, but the garden is very overlooked.

House 3 I don't like how the utility isn't next to the kitchen, but I like the storage space upstairs. It looks neat and tidy.

4 looks best when looking at floorplan, however it is leasehold.

One has a wider footprint and it would be really easy to extend on top of the garage, so more future proof.

I liked 4 the best but it's leasehold so I probably wouldn't touch it, I liked the look of 1 on the inside inside but liked 3 on the outside, sorry not much help!

I would discount 4, the service charge could increase, more difficult to sell a leasehold house in future. I'd choose 2, nicely presented, cheapest option, council tax band D, ensuite, good sized garden. I like a conservatory, although carpet needs replacing and the 3 other bedrooms on the smaller side

House 1, the garden is bigger and you'll feel less hemmed in from other houses. Nice big front too.

I would love a house like that, houses similar. in my area are marketed at 800k upwards :(

Hello, I know the area well but I assume you do too?
Look closely at the available parking, if you may need street parking no4 is tricky. Also leasehold. I would avoid it.

Throwing in a curveball what about this...great plot, near to the park & station. Close to town?

Without being rude op, it’s like asking us to pick between 4 shades of beige. Only you know which will work best for you as the living dynamics and quite different space wise.

I would discount 4 though. Leaehold would be a no from me.
