To ask which house is the best buy?

just as the title says really. I need to buy a house in this village. I don’t know which one. None are stand outs. All are quite nice.

which would you choose and why? Which is the best buy?

The ground rent on 4 is over the £250 figure that mortgage companies don’t really like. And I’d want to check very carefully how much it can increase by.

They are all awful. I wouldn't buy any of them.

3, 4 then 2. I like the cut off feel of the living room, rather than open plan. The squarer kitchens appeal to me as well. I like that it's slightly detached and there's an ability to plant a nice garden at the front. Consider every life phase that you'll be living in the house, through.

1 seems like the layout doesn’t flow right, and ceilings seem lower. Space isn’t used right.
2 and 3 are ok but could flow better and kitchens seem more constrained.
4 seems most liveable.

To be fair they are all modern houses that are very overlooked. There’s very little to separate them.

I agree about needing more than one bathroom in a four bed. Aside from that, can you decide on specific location/position of house?

I'd be happy with 1 and 2. I wouldn't consider 3 and 4 because those packed in new build estates make me stressed.

Definitely not house 1. Only 1 bathroom. 2 or 3 look nice. 4 meh

I've had a look at them twice (over-invested perhaps.....!). With the caveat that I don't know the area, I'd choose No.1 unless a second bathroom is critical for you. It is less overlooked and older so a likely to have a less crammed estate layout and better off-street parking. Also, as a PP has said, more options for extending in the future.

Also, with 1, I’d see if I could fit a wet room at the bottom of the utility room.

Just from a cursory glance 2 has the nicest vibe for me, but of greenery in the garden, nice conservatory, not as “grey” as some PP have said …but haven’t compared sizes of room etc

I like one out of the boring 4 you put up. However I do know the area. Please do your research. Leasehold is a total no. It's a cheap area. Buy outright.

House one - I could t live with that grey garage door and the hideous kitchen. It's all a bit bland.

House two - nicer than house one but it's on an estate so that would be a no from me.

House three - huge no. It's rammed in amongst all the other houses in close range and the garden will be overlooked. Awful metro tiles in the kitchen.

House four - hard to get over the Home Bargains/B&M decor and the garden is overlooked but I think it's the best of the bunch. You can paint over the grey and oh that awful yellow in one of the rooms.

I actually quite like house 1 but I think house 4 is best value. House 2 the worst the downstairs layout is odd.

Easy! House 4 by a mile. More attractive, 2nd loo upstairs, kitchen diner with spectate lounge.

I like house 1. I know it's only one upstairs bathroom, but it does have the downstairs toilet, and as a a previous poster said you could potentially add a wet room. I would say it depends on your family dynamics too as to what you need.
