To ask which house is the best buy?

just as the title says really. I need to buy a house in this village. I don’t know which one. None are stand outs. All are quite nice.

which would you choose and why? Which is the best buy?

No 4 would be my choice for pavement appeal, good size rooms and some character.

Not my type of property but they all look very similar to me so not much to choose from. All very dull and I wouldn't buy any property with a garden that's so overlooked.

Number 1 for me but I haven't looked at road situation at all. Is it on a quiet road? The others are quite bland.

DO NOT BUY A LEASEHOLD HOUSE.
Check all the problems of them.
Leasehold houses as new properties are no longer allowed BY LAW,
So existing leasehold houses will be difficult to sell on in addition to all other financial problems they can cause the leaseholder.

I was going to say 4 is much nicer than the others, then noticed it’s leasehold. I wouldn’t buy it because of that.

House 1 is the most spacious with the best garden but th bedrooms are a bit uneven. 4 would be great if it wasn't leasehold. 3 is cramped and 2 is just meh.

Thank you all! I know these houses are fairly bland. I can’t afford something gorgeous and characterful (or it just isn’t on the market in the small area I’m tied to)

interesting food for thought. House 1 you can buy the freehold for around £10-20k I believe. If I bought that one my plan would be to buy the freehold in a couple of years when I could afford it. Decor isn’t to my tastes but it’s the largest house.

It is just me and my DDs (aged 12&5) but I wfh. Ideally I’d have a 4bed (me, DDs, study/spare room)

I really liked house 1 but the EPC put me off. It’d cost a huge amount more to heat which doesn’t appeal.

location wise House 3 is on a caul de sac off a caul de sac and is the most private and quiet. Areas all equally nice.

Not having an estate charge for maintenance of communal areas appeals but the ease of a newish house is compelling as I know nothing about DIY or building and things like boilers or replacing windows are out of my sphere of knowledge.

Still interested to hear more views.

1 or 2, only because I know you get more space with an older house and are less overlooked. The new builds look beautiful but practically the room sizes are often small.

Out of them all, no 1 as we've always had house from the 1960s, love the big windows and generous rooms. An EPC has never concerned me.

@LaWench may I ask why you’re not concerned by the EPC? I’m worried the bills will be very high?

the bedrooms in 1 are smaller too but I love the kitchen/diner/snug.

House 1: too small a garage width to be functional (7'7), not enough bathrooms for a family.

House 2: bit of a weird flow to walk through the dining room to get to the kitchen/living room. Bedrooms are a bit small too.

House 3: probably my favourite, very livable with a bit of de-greige-ing. You have potential to convert the garage for more space too.

House 4: lease hold- nah!

I think 1 seems the most spacious. It's well decorated to a good spec, I like the alcove bit with the sofa in the open plan bit. Practical utility room and a nice garden.

4 would be my next best, it's quite cluttered so might feel more spacious once all the stuff isn't there.

2 and 3 seem less spacious. 2 has a filthy sofa which puts me off, I know they would take their dirty sofa with them but it would make me wonder about the overall upkeep and maintenance of the property.

3 has a small kitchen, narrow sitting room and I bet they build more houses on the field at the back soon.

Gosh some people are being rude on this thread.

All 4 could be personalised and made into lovely homes. Sorry if I missed how many DC you have? That would dictate a lot for me eg. bedroom size needs and extra living room needed.

2 is the best for me, due to mature garden and conservatory.

1 felt appealing inside, depends what living space needs you have.

I would avoid leasehold and also the grey of house 4 would daunt me- would need to get rid ASAP.

Is 4 actually leasehold or is it freehold with a service charge ( as is usual in a new development?) that’s the what house by miles. Utility room bonus too.

Ground rent on modern estates can sky-rocket which would put me off and the management companies don’t always do what they promise for communal maintenance
