To ask which house is the best buy?

just as the title says really. I need to buy a house in this village. I don’t know which one. None are stand outs. All are quite nice.

which would you choose and why? Which is the best buy?

It’s between 2 and 3 for me. I’m leaning more towards 3 as the location looks better and I like the spacious landing upstairs. I’d want to know the if any planning permission has been granted for any further houses behind the house though.

Otherwise, I rather like the conservatory on number 2.

Numbers 1 and 4 have got weird shaped rooms.

As an aside, does ever anyone wonder if these houses belong to a Mumsnetter? 😂

@AlsagerMum The EPC on house 1 is bad and nothing in it is an easy (cheap) fix apart from adding insulation to the loft and changing lightbulbs.

The EPC was done in 2020 - is that when it last sold or have they been trying to sell it for a while? If you are interested in it, I'd ask how much their bills were, and budgeting for replacing the immersion heater with a more modern water heater. It also says that it isn't fully double glazed so that would need looking into and budgeting for an upgrade.

3 & 4 are gorgeous. 3 is more show home and 4 has more flare and better parking.

They are all very overlooked, all you can see from the windows is bricks. However a newish build is a sensible choice from the point of maintainance. Other than that I think they would all look 10 x better once all the chainstore tat is taken away. That would leave you with a blank canvas to make them much cosier. Grey emulsion is dead easy to get rid of, you don't need to be good at DIY to give them a coat of paint. The gardens in 3 of them are very bleak but you can add to them, a few carefully chosen trees will help with privacy without giving you loads of work. Consider which one works best geographically, where are the nearest shops, doctors, schools, is it on a decent bus route. How will living day to day work out.

House 1.

I don't like the layout of house 2 downstairs.

Houses 3 and 4 are too new buildy and built too close together.

4, you might be able to buy the leasehold for not much. It's in a nice looking area, the bedroom sizes are decent too.
