CF renting out our communal parking for Wimbledon!

I have NC as the location is outing. I live in a block of flats behind Wimbledon as in the tennis courts. I understand they host a large-ish summer event which is happening now.

Street parking has been suspended for the fortnight. Driving in general or trying to go anywhere locally is inadvisable.

This morning my DP alerted me to a large G Wagon in our front parking area which as well as being offensively large (cannot cope with Londoners having massive tanks) is not a resident’s. We can’t rule out that it’s a visitor (and someone did query a strange car last year which turned out to be visiting family (apparently)) but DP has seen people stumbling up the road in their tennis finery and getting into cars.

So we assumed these people were just chancing it - block of flats, hopefully no one notices.

Shortly thereafter I was at my garage about to go out when I woman in a car pulled up and asked me about flat 16’s parking space. She said flat 16 had put their space on Just Park! I said it’s communal - he doesn’t have a space!

DP enquired with our neighbour on the same floor as flat 16 and he thinks it’s a Portuguese guy with an Audi. His car isn’t here but regardless, it is communal parking for residents and visitors. There must be 20 flats and there are 12 parking spaces. Him not using a space does not entitle him to rent it out.

I looked on JustPark and there is a long term bloody listing for a space in our car park with 60 reviews!!! “Great parking for Wimbledon” etc.

Now what? I guess I report to our management agent but do I also take it up with JustPark? Given that there are currently two strange cars I suspect there may be even more renting out going on.

Block the cars in with a note on the windscreen so they leave bad reviews and hopefully nobody else will book. In the meantime get on to managing agent and flat 16

Yes they are showing a photo of a specific space on just park. However this woman has parked in a different space.

We had similar with parking at a flat near the station , popular with commuters. The managing agent contacted Just Park and they cancelled the listing.
might be worth going to them directly but in my experience, the Managing Agent had more clout.

Wow. I'd report to both. What happens if they turn up and there isn't a vacant space? It's unworkable all round.

Wow how cheeky! I’d block them in anyway and yes definitely speak to the managing agent, if it’s not designated parking per flat that’s really cheeky.

I've used Just Park & the renter should put up a Just Park logo above the parking space so it is absolutely clear where you should park.
If there is one up there, take it down.
I would also put up an enormous notice along the lines of

This is private parking for residents of the flats only.
There are no parking spaces to rent via Just Park or any other parking app here.
Any non resident parking here will have their vehicle towed at their expense.

I would tell/drop a note through other residents doors telling them that your parking spaces were being let out & I wouldn't care if it passed off the CF

Definitely not designated as we don’t even have a space per flat!

I think they are charging £25 a day which is probably a bargain. Looking at just park everyone is at it including other flats nearby which I’m positive have the same communal set up

We do have a notice board so I could inform them via this they have been rumbled - do I include their flat number though 🤔

absolutely no just park logo (for obvious reasons).

we also already have a sign about it being residents’ parking but if you’ve paid for a space you’d ignore that

I lived on Merton Road and rented my parking space out. We made several thousand pounds doing it. Maybe get in on the action?!

I can’t get in on the action because I don’t own a particular space. It would be fair enough if all the flat owners clubbed together and rented out one space but one person can’t just take a communal space and make cash for themselves.

I do have sympathy for the unwitting punter, who has paid up in good faith and planned on being able to park there - and then all is not what they've been promised.

No sympathy at all for the CF neighbour, though. Where does he park his Audi, though, if he never uses any of the communal spaces? Or is that just whilst Wimbledon is on? Is he trying to justify it to himself that, if he parked his car there, it could stay in a space permanently - so he reckons he's only renting out what would thus be 'his' space? Only asking £25 for it, though; has he seen what some of those attendees pay just for a bowl of strawberries?!

Even if a flat owner does own a particular space, it's often not permitted to let the parking space out separately. I live in a block of flats with an allocated parking space I don't use (not London - Scotland so it's freehold) but I can't rent it out because the deeds don't allow it.

Sounds horribly annoying - we’re close enough to get residents’ parking permits so I feel your pain. Can you get onto JustPark and point out that it’s a communal spot and they don’t own it?

How do you know there's always room for OP and the other residents, along with their legitimate visitors?

If there is always plenty of spare space, he should have approached all the other residents and proposed that they designate and advertise one or two always-empty spaces for rent and then split the money, not just keep schtum and keep the lot for himself.

If there's 20 flats and 12 parking spaces there isn't going to be room for the residents to park if non-resident's are parking there?!

I wonder how many of the spaces advertised on Just Park turn out not to be for the exclusive use of the person advertising them, and thus not their right to legitimately rent them out? I bet it's a huge amount.

That is some high level CF work. Pocketing rental income for something that isn't theirs - wow!
