CF renting out our communal parking for Wimbledon!

I have NC as the location is outing. I live in a block of flats behind Wimbledon as in the tennis courts. I understand they host a large-ish summer event which is happening now.

Street parking has been suspended for the fortnight. Driving in general or trying to go anywhere locally is inadvisable.

This morning my DP alerted me to a large G Wagon in our front parking area which as well as being offensively large (cannot cope with Londoners having massive tanks) is not a resident’s. We can’t rule out that it’s a visitor (and someone did query a strange car last year which turned out to be visiting family (apparently)) but DP has seen people stumbling up the road in their tennis finery and getting into cars.

So we assumed these people were just chancing it - block of flats, hopefully no one notices.

Shortly thereafter I was at my garage about to go out when I woman in a car pulled up and asked me about flat 16’s parking space. She said flat 16 had put their space on Just Park! I said it’s communal - he doesn’t have a space!

DP enquired with our neighbour on the same floor as flat 16 and he thinks it’s a Portuguese guy with an Audi. His car isn’t here but regardless, it is communal parking for residents and visitors. There must be 20 flats and there are 12 parking spaces. Him not using a space does not entitle him to rent it out.

I looked on JustPark and there is a long term bloody listing for a space in our car park with 60 reviews!!! “Great parking for Wimbledon” etc.

Now what? I guess I report to our management agent but do I also take it up with JustPark? Given that there are currently two strange cars I suspect there may be even more renting out going on.

Is there a number for towing them? I would do this if I found myself or my visitor unable to park.

Overwise report to Just Park and your management. I would photo the cars and screenshot the JP ads and sent to them.

Do you take these things seriously enough to verify in advance that people listing spaces with you do have the full exclusive right to that space - and are not listing a communal/somebody else's space - or do you mean that you expect innocent affected people to contact you, before you will step in after the event?

Would you send a representative out there in person to take charge of what will obviously be a very heated situation - when somebody who has booked via your platform quite reasonably believes that they have legitimately paid for a service; and the actual owner of the space, or the people who have a right to use it and are totally unaware of somebody taking money for renting out their space - or do you just 'do your best' from the safety of your remote internet connection?

Quite right; JustPark should do their work properly.

@Politicians247UnderwearExtinguishingService We have multiple checks in place, including rights to leasing the space, proof of ownership, and a team dedicated to approving spaces.

Unfortunately, like any industry, there are still times when people provide documents that are fabricated.

We need our drivers to have a great experience or they won't use us again, therefore it makes sense for us to police this aspect as rigidly as we can, which is why we have the system in place.

This scenario is uncommon considering the volume of reservations we have each day, when this does happen we take action asap and conduct a review of our processes to tighten anything further.

Would we visit in person? Sure if the situation were so serious that this was the only solution.

We have very few of these scenarios as I said and we take action quickly, this has so far meant personal visits have not been necessary.

@SteveJP Considering how many complaints I’ve read about JustPark on MN I’m not sure this incident is as unusual as you would like us to believe.

I rent my space out, make around £80 per month Ona long term renter, total is under£1k per annum which is under hmrc rules for paying tax on (rental income under £1k is exempt from tax)

at my end the issue is once the driver has arrived and left their car in my allocated parking I am basically just screwed until they come back. Sellers are putting up poor listings with very poor parking diagrams and instructions, so it’s easy for them to get confused.

The listing we had problems with was badly written (about 2 lines) with just a basic screenshot from Google maps (which was facing the wrong way) and obviously someone flying out from the airport is anxious to get there so they just dump their car where they think it might be and leave. I’ve lost my space for 2 weeks before and made nothing from it! The parking areas are all virtually identical here so I don’t understand how JP allows really poorly written listings, do you not have a basic structure of expectations of the sellers?

We so had this in our block of flats, which has an underground car park in a desirable/convenient location. No allocated spaces. It was reported to the management company who contacted the parking website where it was advertised and the ad was taken down as a result.

@Menora We do have minimum expectations for a listing yes - Hard for me to comment on an individual situation without seeing it, but I'd be happy to take a look if you have examples.

@WarsofWimbledon Thanks for making me aware. I'll check everything out on the thread I can. Genuinely, we care about all of this and appreciate the feedback.

Used a Just Park space to visit Wimbledon yesterday in a private residence. Paid £42.00 for whole day. Others charing over £150 quid. Wouldn't bother me if in a block of flats because I'd presume all legit. If you complain then JP may decide to delete the listing

So cheeky! One of my brothers neighbours parks in his space. Which means no where for family to park when we visit. That is vv cheeky.

Even if a flat owner does own a particular space, it's often not permitted to let the parking space out separately. I live in a block of flats with an allocated parking space I don't use (not London - Scotland so it's freehold) but I can't rent it out because the deeds don't allow it.

I let my parking space to neighbour for £100 for 6 years. The Housing Association actually suggested I do it (shared ownership). Totally different when it's communal parking though!

I think the answer to this is that everyone gets a designated space. But I presume they don't want to do that as they know people will rent them out.

DD had a guy park in front of her house telling her "it's Ok I've paid Gav" through ?? parking app. She said I don't know a Gav, it's free on street parking just don't block my drive. The guy was nice and offered to move but she said he could stay and suggested her try get his money back.

However, getting the Parking App to remove that space and the 3 others on her street was a nightmare. She was told by the app people Gav must have been the previous owner - no it was a new house when she bought it - then a load of other excuses. She and the others had to prove ownership with Council Tax and an other utility bill.

How many other people have their parking advertised on these apps? How often do people get conned by paying for a space that isn't the sellers to sell? It's just another crap situation but worse if it's a neighbour doing it.

It’s absolutely a con here too because there’s no guarantee there’ll be a space when the customer arrives and also there isn’t any kind of payment or enforcement which means other people are just parking here for free anyway!!

I do have sympathy for the unwitting punter, who has paid up in good faith and planned on being able to park there - and then all is not what they've been promised.

No sympathy at all for the CF neighbour, though. Where does he park his Audi, though, if he never uses any of the communal spaces? Or is that just whilst Wimbledon is on? Is he trying to justify it to himself that, if he parked his car there, it could stay in a space permanently - so he reckons he's only renting out what would thus be 'his' space? Only asking £25 for it, though; has he seen what some of those attendees pay just for a bowl of strawberries?!

Yes I have seen how much they charge for a bowl of strawberries. Have you? It’s £2.50 again this year. But you don’t have to buy any food or drink when you’re there. You are allowed to bring in all your own food and soft drinks. Taps are provided to top up your water bottle. And each person is allowed to bring the equivalent of one bottle of wine or two cans of beer.
