How much do you pay to rent a 3 bed house?

Just to make me feel better (or worse)! We are having to move (landlord selling) and will be going from paying £1300 to £1800 a month!

Bog standard, single bathroom, single reception room semi with on street parking as opposed to current property with garage, drive, en-suite and two reception rooms.

Absolutely nothing else cheaper. Any property advertised slightly cheaper is offered for more.

We are in a deprived, south eastern town with a large proportion of council housing which is now 50% privately owned.

Majority of salaries seem to be around £22-£25k.

Max housing benefit for a 3 bed is £1000 a month!

We’re not eligible for housing benefit/UC as we both work.

No holidays, new clothes, treats, or heating on and cheap beige food for us from now on so we can pay off landlord’s mortgage.

What a life.

Obviously I don't have the T's and C's for all lenders but would imagine that the government would have to review their legislation on how much you can increase the rent.

If, as you say, landlords have to follow strict rules for BTL mortgages then they'll fall foul of rent increase legislation. My mortgage has gone up silly amounts in a short space of time. I spoke with my lender and they were sympathetic about this and said they're not bothered as long as the mortgage is paid.

I'm with a major lender so can imagine there are more out there who are similarly flexible.

In the last banking crisis Handelsbanken, Yorkshire Bank (now virgin money), Birmingham Midshires and Bank of Ireland all enforced their lending criteria on some landlords (some other lenders too) and the LL had to either comply with the covenant or terminate the loan.

(So, if the rental market couldn't support further rent increases, the LL's had to pay off some capital to reduce the loan. Or, LLs had to sell up, sometimes resulting in negative equity, and some mortgage prisoners had properties repossessed and were still left with personal loans for the remaining balance if in negative equity).

These are the extreme cases, but worth bearing in mind.

in rural south wales,
3 bed terrace house in a small welsh valleys village
lovely area as we are surrounded by forests on one end and mountain on the other,
theirs nothing but fields, streams and trees and a small working farm at the bottom of the village its a lovely area here, we are very lucky

fair sized 3 bed room, ive a massive living room but small kitchen and small garden but as ive no houses in front(begging of the forest)my view is beautiful

theres 1 big bedroom and 2 medium sized ones, 1 bathroom fair sized as well

i pay £500 and as housing benefit pays 480 of that

it is private and ive been her 9 and half years never meet my landlords its all dealt with via EA

ive no idea how much rent would be as there's no new housing around here
they are all old miners/pit houses(we used to have a pit in the village umpteen years ago)and i would say 75% are over 50s
there's no estates

very quiet area and low to no crime

the amount your all saying are 2-3 months rent for me

What legislation is that? I'm a LL and not aware of anything that forces me to increase my rent. Obviously if the mortgage exceeds the rent then that's not ideal (and tricky if remortgaging) but otherwise I don't see anyone obligated to increase the rent.

To my knowledge the next change is the EPC update which is in 2025 for new tenants and I think 2028 for all tenants. This is going to be costly

We are in Yorkshire - we just stopped renting a 3 bed detached house in a village - it was £1075 pcm the landlord is re advertising it at £1300 and it will go because there’s bigger all to rent around here. We bought a 4 bed semi and our mortgage is only £850pcm so we’re better off paying our own mortgage!

£600 for a three bed (one’s a box room) end terrace in small town in East Yorkshire. Living room, kitchen, conservatory, nice garden and a garage. Walking distance to school, 5 min commute for DP and 25 mins for me.

I just looked on Zoopla for 3 bed house in my area and the rents range from £1400-£2500/mo! (East Herts, rural, commuter town). I couldn't afford to rent my own house either!

I do worry what the options will look like in 15-20 years time, when my children will (potentially) be thinking about moving out.

In my general area you can rent a nice 3 bed for £995 up to about £1500, it’s all
a nice area, but the beautiful villages/cottages are more than the market towns with modern houses. But it’s all fairly affordable. This is rural East Mids.

We pay £750 for a tiny 3 bedroom with a postage size front garden. We're I'm Scotland. 4 bedrooms here are over £1000/ month!!! HTH xx

Funnily enough my BTL is with Virgin.

I didn't realise that about the banking crisis and have been with the same lender throughout. The thing is, you say extreme but even during the crash, interest rates didn't soar from 2% to 9% so I'd say we're currently in a more extreme situation. Perhaps not for the banks but definitely for the public.

There must've been extraneous circumstances for what you've described as Virgin never once contacted me for an update of my rents. In fact, the bank has never (other than when taking out the mortgage) ever asked for an appraisal. Not even when moving to a different product. These people must've been highly leveraged or in some other dicy position. For someone like me, who has a very low LTV (less than 30%) I don't see it ever being an issue.

Sounds like you meet your banking criteria. The point is, tenants rarely know their LL financial situation. Many don't know their LL at all.

In 2010 it was about £1000 to rent the 3 bed small terrace house we lived in. Now it would be around £1500-£1600. I have a friend in a small 2 bed flat paying £850 (2bed, living room kitchen and dinner in one room, and a toilet)

SE London / Kent borders here. One bedroom flats are about 850/900pm. My neice and her partner rent a lovely but very small cottage with 2 bedrooms, courtyard garden -1900pm. A friend of mine rents out his flat in zone 2, 2 bedrooms 2500pm. Crazy.

2k, 3 bed shithole terrace. Ll wants to put rent up again but have had a tantrum and said he needs to sort out the leak in the roof and the enormous damp patch in my daughter's room first.
@Craycraycatbaby you are clearly not the letting agent for the whole country. My salary had to be 32 x rent.

North Wilts. We let our bog standard, one bathroom, link detached house on a 70s estate for £1300 pcm. I think it's a ridiculous amount to pay but that's what our rental management company say is the going rate.
