How much do you pay to rent a 3 bed house?

Just to make me feel better (or worse)! We are having to move (landlord selling) and will be going from paying £1300 to £1800 a month!

Bog standard, single bathroom, single reception room semi with on street parking as opposed to current property with garage, drive, en-suite and two reception rooms.

Absolutely nothing else cheaper. Any property advertised slightly cheaper is offered for more.

We are in a deprived, south eastern town with a large proportion of council housing which is now 50% privately owned.

Majority of salaries seem to be around £22-£25k.

Max housing benefit for a 3 bed is £1000 a month!

We’re not eligible for housing benefit/UC as we both work.

No holidays, new clothes, treats, or heating on and cheap beige food for us from now on so we can pay off landlord’s mortgage.

What a life.

£1600 a month for a small 3 bed terrace in SE London - third room is not big enough for even a single bed so questionable tbh.

We are paying at least £250 under market rate for the area as we have a sensible non leachy LL.

Southampton here.

4 bed house, garage, terrace, no usable garden. £1850pm.

We looked to move and we have actually got an amazing deal as other properties are around £2,300 for 4 bed.

I'm an 'accidental landlord' (yes yes, I know we're despised) and charge my tenants just enough to cover my mortgage (750 quid). Rents around here (Bristol) for a 3 bed are usually closer to double or triple that, if not more. It's fucking terrible how much landlords can rip off their tenants.

Whilst it’s decent to charge only enough rent to just cover the mortgage. Are you even covering your taxation obligations?

I'm in south west and pay £975 for a 3 bed detached, huge garden and garage. But, we are moving and I know our landlady will be able to get atleast £12-1500 a month for it.
We've been here 4 years and never had a rent increase, she owns the house outright so it's a great deal for any tenant really

We're in the same boat.

We're doing a 40 mile radius search of DP work, I just need to be able to commute in to London.

We need a 3 bed really but will settle for a 2 if needs be as it will just be for a year or so.

I've just seen a nice 3 bed for £1600 which is about 40min drive from here in south west London.

Even a 2 bed in our current area is over 2k a month.

Around the area I used to live in Bucks it is about £1800 + for a small semi. Unfortunately most of the ones around £1800 are in grotty, run down areas.

In our town (population of about 75,000 people) there are only four 3 bed properties available to rent on Rightmove!

In order from cheapest to most expensive:

  • £1,200 for a really crappy looking maisonette
  • £1,395 for a mid-terraced 1970s looking house (looks OK)
  • £1,450 for a split level maisonette above some shops - looks very cramped and is right in the middle of town with no parking or outside space
  • £1,800 for a semi with a big garden and off-street parking, but is in a bit of a dodgy area

The oldest listed one was added on 16th May, so clearly properties don't hang around for long.

The mid-terrace place looks the best deal, but it almost looks too cheap compared with its competition.

You have my sympathy OP - the rental market is really shit at the moment.

South Wales. I had recently been renting a nice 3 bed (all double rooms), large lounge, big kitchen decent bathroom/separate toilet. Garden, patio and garage for one car. £650.

Round here its between 1200-1800 pcm for a 3 bed, be that a terrace, semi detached or flat in a nice area. The ones in the catchment area for the best schools are at the higher end of the price range.

I can see why landlords charge so much though. I'm a mortgage broker and we are really struggling to get buy to let mortgages to fit on rentals now the rates have increased. A lot of the monthly payments are now higher than the rent received even on an interest only mortgage. So the landlords are subsidising it each month from their salaries and hoping for long term capital gain. Mainly ones who borrowed 75% of the property value. Now they are stuck.

Rural Derbyshire, about 20 minutes outside the Peaks. 600 a month for a good size 3 bed semi with garage.

Rural, as in lane with a few houses on but a mile away from village, England/Wales border, huge garden, two dogs, children, one adult on UC, other retired, very decent landlords, 700 a month. Only just gone up from 650.

She hasn't raised the rent because you are good tenants who pay the rent on time and keep the house and garden nice . Or maybe she could charge extra but would have to pay the extra in tax anyway .

I'm in the south west and I've just looked on Rightmove.

One three bed detached is £1100. The other is a link detached and it's £1630 - and this one is in a rough area!

South coast, paid £1200 a month for 5 years - it’s gone up for the new tenant. Our mortgage on a 4 bed house is less.

You can buy a 3 bed on those salaries further north.

I'm in Derbyshire. In my town the rents for a 3 bed start at £850ish, going up to around £1100 for new builds. I'm lucky to have a housing association property myself.

£980 for a 2 bed apartment in an upmarket area (big city) up north. It’s lovely though. Where my brother lives it’s around £800-£900 for a 3 bed now. North always cheaper though generally because salaries are (on average) lower….but 22-25k is very low for south! Maybe consider a move up north 👀

£1250, three bed. Two bathroom.
Allowed pets :)
private rent.

BUT
No garden
house is extremely dated (and LL clueless as we are the first ever tenants - for eg, house wasn’t cleaned when we first moved in…)

But we are lucky as we know we are paying under market rate. Equally I think our LL knows they’d need to significantly modernise the place to get it back on the market.

There's a 2 bed semi opposite me that has a downstairs extension behind the garage creating a 3rd bed with ensuite. That recently rented for £1850 per month. Another neighbour converted her average sized garage into a studio with tiny kitchenette and shower room, that's £850 per month. Utterly ridiculous. I'm in Kent, just inside the M25.

Just had a look - Zone 3 SW/SE London - cheapest 3 bed flat is £1950 a month and cheapest 3 bed house is £2,500 a month.

Just looked on rightmove and a tiny 3 bed around here is £1300pcm. That's a lot of money. I can't imagine who can afford the rent.

Round my shitty bit of the city its about £1,500pcm for a 3 bed. Nicer part is £2k and the posh parts are £2.5-3k.

Tbh what was more surprising was how few are advertised. In each search area with the same parameters there were 60+ properties for sale and 1-5 to let. Renting is cutthroat.

About £1400 pm in my old town.
Identical story, landlord wants to sell so we had to go but were massively priced out (4 bed 2,000 pm) and weren't very happy in so we moved to the next district over, paying a lot more than we used to but in a 5 bed for less than a 4 there. Dealing with the school runs until summer hols then kids will move to a local school in September

The rental market is absolutely insane and I'm praying we don't have to move for atleast a couple years.
