How much do you pay to rent a 3 bed house?

Just to make me feel better (or worse)! We are having to move (landlord selling) and will be going from paying £1300 to £1800 a month!

Bog standard, single bathroom, single reception room semi with on street parking as opposed to current property with garage, drive, en-suite and two reception rooms.

Absolutely nothing else cheaper. Any property advertised slightly cheaper is offered for more.

We are in a deprived, south eastern town with a large proportion of council housing which is now 50% privately owned.

Majority of salaries seem to be around £22-£25k.

Max housing benefit for a 3 bed is £1000 a month!

We’re not eligible for housing benefit/UC as we both work.

No holidays, new clothes, treats, or heating on and cheap beige food for us from now on so we can pay off landlord’s mortgage.

What a life.

1 bed apartment in South East Ireland. It's the size of a shoebox with zero storage. Mold and damp in the communal stairway and skylights.

€800 per month

Op, £1800 is very steep. Some London rents in decent places are cheaper than that

I live in a decent but not posh outer London borough, 1 hour commute into my work in central London.
£1800 pcm would be a two bed flat or tiny house. For a modest three bed terraced house or three bed apartment you'd need £2000+ pcm

catin8oots · 06/06/2023 11:25

I'm in Kent and 3 beds are a minimum of £1500 and that's if you're lucky. I'm in HA and it's £700

mondaytosunday · 06/06/2023 11:25

My neighbours rent a two and a half bedroom terrace (the third bedroom is less than 6ft wide and only suitable for a baby/toddler really). They pay £2600/month, SW London zone 3. Proper three beds (with converted loft) go for up to £3600/month.

Gazumper · 06/06/2023 11:26

£1200 here for a no frills 3 bed semi. Commuter town for London.

beAsensible1 · 06/06/2023 11:27

we don't need more landlords we need more council houses.

the councils are renting back their former properties for people on the housing list. such a stupid system.

GettingStuffed · 06/06/2023 11:28

In the town my DD is moving to the cheapest is £1100 per month but most are £1300-1500.

Neena86 · 06/06/2023 11:41

£630 for a large 3 bed in Derbyshire.

Reality25 · 06/06/2023 11:45

Why don't you move?

I know it feels daunting but £22k is minimum wage and will be the same everywhere. Positively daft to stay where you are on that salary each, unless maybe you get free childcare during pre-school years?

At £1800 a month rent, I wouldn't consider living there unless we earned at least £120k joint.

Willmafrockfit · 06/06/2023 11:48

you can get 3 bedrooms house to rent in hastings or eastbourne for £1,100.

I'm an 'accidental landlord' (yes yes, I know we're despised) and charge my tenants just enough to cover my mortgage (750 quid). Rents around here (Bristol) for a 3 bed are usually closer to double or triple that, if not more. It's fucking terrible how much landlords can rip off their tenants.

If you're only covering the mortgage what is going to happen if you need to fix the boiler? How are you paying for the gas safety check and the electricity safety certificate. How are you paying the insurance? Are you funding this yourself?

Willmafrockfit · 06/06/2023 11:49

i still think you would be better going for an apartment, forfeiting the garden.

PennyPit · 06/06/2023 11:51

I live in what's considered to be quite a posh and artsy place in Bradford (yes it does exist!) and pay £850 for a 3 bed grade 2 listed Victorian terrace.

HollyFern1110 · 06/06/2023 11:52

How do you manage to rent for £1800 pcm on a salary of around £22k? Even with two of you working, that's the entirety of one wage and half of the second (roughly). How do you pay everything else?

I earn a little more than that, but not much, and pay £575 pcm for a 3 bedroom house with a HA. When we moved here, the HA rent wasn't hugely below market value - maybe around £50. But in the last few years our rent has increased hardly at all and private rents have doubled. The demand is also insane. A colleague who rents privately has been looking for somewhere new as her landlord is selling up. She's literally had to run out of work to be the first to submit an application more than once - without even seeing the house!

PennyPit · 06/06/2023 11:54

Also I'm sorry you're in this situation OP. Renting is a nightmare and we are so fortunate to live somewhere relatively cheap compared to the South East.

OnNaturesCourse · 06/06/2023 11:57

Live in Scotland and pay £650 for three double bedrooms, diningroom, livingroom, small kitchen, one bath, and two large gardens.

Old property that needed/needs serious updates. We have had the freedom to do some ourselves (garden, decorating etc) but needs new doors, has original/old steel glazed windows and we had a leaking roof and patio door for 4 years until it got fixed.

Despite its failings I love it. Its a great price for its size, neighborhood is lovely and it's quiet and safe. My partner can't wait to move though, but the "cheap" rent keeps him here really.

StiggyZardust · 06/06/2023 11:59

My son is a student in a house in London. The second reception room has been turned into a bedroom, so there are 4 bedrooms. £3000 a month. It's criminal.

jannier · 06/06/2023 12:04

£750 for a room in a shared house here.

Rosehouse24 · 06/06/2023 12:05

£950 Lake District

No garden or parking. Permits cost £100 extra per month.

For a privately rented three-bedroom house in London? Very much doubt it unless it's in terrible shape or in a ghastly neighbourhood.

I very much doubt that.

Although having said that, I let out a very nice 4 bedroom 2 bathroom house in a nice area just north of London for quite a bit less than £1800. But I'm fully aware it's way below the going rate.

My tenants have been there for a while now. They look after the place and they're good tenants - I've had some awful problems in the past with dreadful tenants - so I'm happy to keep the rent on the low side.

Letting is being made more difficult for landlords, and unfortunately, as more of them sell their properties rental prices will inevitably go up.

whirlyhead · 06/06/2023 12:25

Cheshire here. It's at least £2k a month for a 3-bed around where I live but you can get cheaper if you go to the less wealthy areas. My friend rents a 3 bed nearby (one bedroom is a tiny box room) with parking and a garden for £1200 a month but that is cheap for around here.

bloodywhitecat · 06/06/2023 12:30

Safe, rural area in Suffolk, house is old (timber framed old) and needs lots of updates. 3 beds, one living room, a dining room, kitchen and bathroom, large gardens and several outbuildings. Landlady is an absolute diamond. £700pcm.

Thebigblueballoon · 06/06/2023 12:37

I spotted a small semi-detached two-bedroom (one double and one more like a single) bungalow in Edinburgh the other day, which they were asking for £1900 per month. I can’t believe the shocking greed of some folk?!
One year ago, we were renting a four-bed (all double bedrooms and two of them very large) 25 minutes outside Edinburgh. We rented from early 2019 and were charged £730 a month, never any rent rise. That landlord was absolutely brilliant and we got a shockingly good deal. He covered his mortgage and that was about it, we were so lucky. Should have been close to double that.
