How much do you pay to rent a 3 bed house?

Just to make me feel better (or worse)! We are having to move (landlord selling) and will be going from paying £1300 to £1800 a month!

Bog standard, single bathroom, single reception room semi with on street parking as opposed to current property with garage, drive, en-suite and two reception rooms.

Absolutely nothing else cheaper. Any property advertised slightly cheaper is offered for more.

We are in a deprived, south eastern town with a large proportion of council housing which is now 50% privately owned.

Majority of salaries seem to be around £22-£25k.

Max housing benefit for a 3 bed is £1000 a month!

We’re not eligible for housing benefit/UC as we both work.

No holidays, new clothes, treats, or heating on and cheap beige food for us from now on so we can pay off landlord’s mortgage.

What a life.

I don't rent but a house two streets away from me is up for £1250 a month. It's a small 3 bed semi with one reception room and bathroom off the kitchen. It does have off-street parking though. We are in a village in South East

3 bed council flat in Scotland (3 double bedrooms, but only one bathroom) and my rent is approx £100 p/w. To be fair, private rents would be a lot higher (probably £600-£1000 for a 3 bed pcm depending on area).
And yes, I’m very grateful!

coffeecupsandwaxmelts · 06/06/2023 10:40

You can rent a three-bed terrace with a private yard for £550 per month.

The most expensive three-bed property is a semi-detached with a driveway for two cars and private garden for £800 per month.

A 3-bed semi with no driveway is £650.

romany4 · 06/06/2023 10:45

West Yorkshire.
I moved from a 3 bed costing £795 to a 2 bed.
Now paying £650. Much better!

My sister is in Sevenoaks. She pays £1200 for a 2 bed flat. Ridiculous

I get this is really expensive but the phrase paying off LL mortgage really bugs me as most LL pay interest only mortgage so no mortgage is actually getting paid off for LL and instead LL going for equity increase over time. Fyi I'm a LL and let out 8 3 bedroom houses in Midlands and Hull. I charge £850 in Midlands and £650 in Hull. I know I could charge a bit more but I like my tenants and they have been with me many years and I got a good 3 year fix just before the rates skyrocketed. Once those rates go I will have to increase to £900 and £700. I have 2 2 bedroom houses in the West Midlands and I rent those for £775 and £725. I am happy with the profit I make. I have a huge waiting list of relatives and friends of current tenants so I save money by not having to advertise. I don't use an agent I do everything myself so have built a good professional relationship with my tenants. I'm even a Godmother to one tenant's child.

Yes but as I’m sure you realise, what the OP means is it’s the landlord’s house. Not theirs. Ok, maybe they will only be paying the landlord’s interest only mortgage - but it is the landlord’s mortgage. Their property, their investment sitting there accruing value, while the OP essentially has nothing. You are clearly able to have your own property plus rental property/properties - a privileged position.

Ring the bells for the undeserving pooooor! If only they were better people.

3bed, 1 bathroom, a downstairs toilet, garden and parking space. £555pm

tennesseewhiskey1 · 06/06/2023 10:50

depends, where we are looking its a quite a few thousand! (south east)

Crikeyalmighty · 06/06/2023 10:50

Quite a bit more than you OP- even at the new price - but it's a gorgeous home and in Bath which is pricey. We also have a converted huge office space from a garage - and can offset some of the rent and costs for business

Daftapath · 06/06/2023 10:53

Zone 2/3 London approx £3300pm. It's currently being renegotiated (+8%) so not sure on the final figure.

Not sure why landlords are so hated really. We need more properties available to rent! There is very little available alternative locally.

They just need to work harder, clearly 😇

Moonandme123 · 06/06/2023 10:56

Im in the south east and where I am this would be between £1600-2000

myfanwybygaslight · 06/06/2023 10:57

My daughter is paying £1300 per month for a three bedroom terrace in a gritty part of Leeds. She shares with two others so the rent is divided between them. She's used to high rents having been a student in Bristol, but parts of the North are becoming very expensive too. A house came up for sale on her road, and I was shocked to see it was priced at £395k, three bed terrace, no garden, needed a lot doing to it, and it sold quickly too.

myfanwybygaslight · 06/06/2023 10:58

Grotty, not gritty!

Op, £1800 is very steep. Some London rents in decent places are cheaper than that

Not for a 3 bed they’re not.

My rent is increasing from 1180 to 1500 for a one bedroom. My friend has just started renting a two bed and the rent amount is 2100. Wouldn’t even want to think what a 3 bed goes for

Lampzade · 06/06/2023 11:01

ostwest · 06/06/2023 10:20

I can only assume you are not from London. For £1,8k you can't find anything decent in The Big Smoke, I'm afraid. I am in Zone4 and just saw neighbours' pokey 1B flat (created dividing 3B house into 3 flats!) advertised for £1700!
Family homes go for £2.5-£3k in suburbs.

London born and bred

HowcanIhelp123 · 06/06/2023 11:03

We could let ours out to a family for £1500 a month, or make the living room a '4th bedroom' and let to students for £2 - £2.5K a month. Mortgage is currently £800 a month but going up to £1150 when the fixed rate ends. Believe it or not we're in the north too, so I can see why south would be that.

thatcornishfeeling · 06/06/2023 11:05

I enquired about renting ours out for pure nosiness and we were just told we could get £1100 pcm. Our mortgage is only £600! Pssssh

VapeVamp12 · 06/06/2023 11:05

We pay £1550 for a 3 bed terrace. Hampshire

PaniniHead · 06/06/2023 11:08

£800 in the NW, large 3 bedroom, nice location, own drive away etc.
Having recently moved from London, I can understand your pain!

Can you let me know where as my DS is looking?

beAsensible1 · 06/06/2023 11:14

there aren't many semis in my part of town, its between £3.5 - £4k for an actual 3 bed house. North London

HelpMeGetThrough · 06/06/2023 11:16

Seaside town in Cornwall, just looked online. Cheapest is £1650 per month rising to £2000 for the selection I found.

MrsLiam · 06/06/2023 11:17

Outskirts of London - not a posh area and about 1 hour commute from centre of town - a three bed house is around £2100pcm.

Londontomadrid · 06/06/2023 11:18

We were renting a small two bed flat west London for £1500 couple of years ago (imagine it's much more now! 2k+) and moved on to a 3 bed terraced with an en-suite and garden for also £1500 outside of London but with good links. Luckily we've left now but I agree, rental prices are insane.
