To think not putting kitchen photos on selling particulars would put viewers off?

Unfortunately, I'm not willing to put photos of my kitchen online.

But we're looking to move house, so just pondering through the process.

I'm concerned that not putting the kitchen photos in the particulars may put off buyers.

It's a nice house, couple of estate agents have viewed abd said that it should sell quickly as it's a desirable type and location.

Would I be reducing potential buyers?

Yabu - yes of course you will be limiting your audience.

Yabu - people will come based on the photos of rest of house and the written blurb on the kitchen.

There are two main rooms that will either sell or cause a house to fail to sell. They are the main/family bathroom and the kitchen.

If I was browsing a property website and the EA or seller didn't have any photos of these rooms, I'd wonder what was wrong with them and how much after buying the house it was going to cost me to 'fix' either or both of these rooms to my requirements.

It's entirely up to you @Blankspacehere , but if you're looking for a quick sale, stick the photos of your kitchen in the advert for your property.

I'd be wondering why there's no photos and presume it was because it was a dump... or need massive upgrading at least.

@Blankspacehere It seems like a lot more than just a picture here but if you can't bear to put a picture up how on earth will you bear to sell it?

And it would put me off-I'd scroll past

Did you copy your best friend's kitchen and you think they'll be a bit peeved? Did you get a discounted ex show kitchen and you've been bragging about it but now are worried all your friends will know it's not handcrafted oak? Have you told some lies about your new kitchen to people you know? Have you done something inside your house against a party wall your neighbours wouldn't agree with? Is your dh a builder and he told a client that a particular kitchen wasn't available but bought the last one for your house instead? Maybe you have a built in sex swing in the kitchen?

It must be something like this otherwise why on earth would you not want to show your beautifully renovated kitchen. Could be she needed planning permission for something but didn't bother to get it and has a neighbour that might report it.

I'm sorry OP but I would not bother to take the time to view a house if I could not see a picture of the kitchen beforehand. Without a picture, I would assume it was so irredeemably awful that it can't be out right. It takes time and energy to go view a house and I wouldn't be prepared to do it unless I knew the full picture.

Can't imagine any reason why a kitchen would be so special/secretive as to not want pictures online...especially given likely this time next year it will no longer be your kitchen and the new owners will be able to take pictures galore.

Will you stop viewers taking pictures?

Would it be possible/helpful to use a photo that’s edited to change some features, enough that you feel comfortable with the picture being online but not so potential buyers would feel mislead?

I’m thinking changing the colour of the cabinets or the floor or something.

Personally I would not view a house without kitchen photos. It's the most important room in the house for me and I would be extremely suspicious as to why it wasn't on there. Which would also make me question the sellers transparency generally tbh. I'd steer well clear.

I would assume it needed a new kitchen and therefore factor that into the cost and then decide if I was willing to view

@Blankspacehere I don't think it's that weird to not want to put up photographs of a kitchen or bedrooms or anything private actually. In a lot of cases, because of EA failings, the pictures can remain on line and accessible for ever. People don't really think about it because it's such standard practice in this day and age.

A common thing that High Net Worth individuals or celebrities do now is when they are purchasing a property, at the time they buy the copyright of the photographs of the interior so they can be removed from the internet. Apart from the intrusion of snooping neighbours who just want to have a gander at your interior when you are still living their before sale, it can be a security risk to have the precise layout of the interior, location of alarm panels and so on, online.

One thing you could do if the issue is being online forever, is speak to the estate agent about organising things so that the copyright in the photographs is bought and owned by you so you can get it taken down.

Or you could talk to the estate agent about ways to proceed - some properties (tend to be high value ones) are dealt with on basis where full particulars are released only after weeding out serious buyers.

Slightly depends on the property really, but if it's in a desirable location and the front looks attractive, even if you only put up a shot of the roadside view, some people will still be interested if they want a property in that road/of that type. You will get less viewers but the upside would be less time wasters.

I'd expect 'newly renovated kitchen' without a photo to mean

'it's about five foot by eight foot, the 12x18 inch window holds a mushroom vent because the entire place is black with mould after three months, the single cupboard is a fake fronting to hide the 1960s gas piping and 1980s boiler, there's no space for a fridge, washing machine and dishwasher, to open the fridge, you have to stand in the hallway, to open the oven, you have to shut the kitchen door and lean over from the left and if you could see out of the window, you'd realise that the neighbour keeps racing pigeons complete with a twenty year thick layer of guano over everything. But we did scavenge a 1.2m scrap of worktop offcut from a skip and tosh half a tin of emulsion over the wall'.

Much like the kitchen in my old council flat (minus the pigeons, they were adjacent to another flat that I declined when the stench hit me from halfway down the street).

I wouldn't care about the state of the units, flooring etc, but I wouldn't view unless I could see the overall size and windows. I'd need to know if an extension was needed and where it would go. I'd assume a seller wasn't serious about selling if they didn't bother photographing all the rooms.

Can you not put a picture of just a corner of the room to show which units/colour scheme you have.

Believe me that as soon as you get viewers you will get nosy friends and neighbours viewing and your secret will be out.

Everyone (and by everyone I mean Mumsnet and the lower end tabloids 😃) was all over Zoe Ball’s house listing a few years ago as it was very recognizable from her Instagram posts.

My immediate assumption was the same applies here. My vote is Sophie Ellis-Bextor from her kitchen disco days. Though secretly hoping it’s the sex swing.

As others have suggested, as a compromise you could take pictures from a particular angle to remove the 'outing' aspect of the kitchen. This will at least hint that it's not a total dump and people will be more inclined to view.

Yes, it would put me off massively and I'd assume it was a dump of a room/ something really wrong with it. Kitchens and bathrooms are the most important thing people look at when buying purely because something like a bedroom is just a bare room when emptied and could only need paint and a carpet. BUT a kitchen or bathroom are far more costly to renovate or make functional.

If I otherwise liked the house, then no harm done; I'd assume the lack of kitchen pictures was an oversight, and I'd be asking the agent to send me the kitchen photos via email.

If they refused to let me see the pictures at all, though, then that's a whole other story and I would absolutely run a mile.

There are plenty of other houses to buy, so I don't want to deal with a difficult/weird seller who is probably (a) hiding something (b) a timewaster (c) going to cause me no end of problems if I did go ahead with the purchase.

Actually, if I was the agent, I would probably refuse to take on this seller, as by not letting me show off their house at its best, they are actively making my job more difficult and getting in the way.

I know someone who got a splashback with a photo of a holiday place they loved. So that would be identifying. All you do it take a photo where the splashback is not visible.

Honestly OP it's not going to be outing to describe in words here what is outing about it, e.g. painted a storage colour, mobility aid welded in. Then you can have the hive mind come up with a solution.

The kitchen is always my favourite room in a house. Even if you say it’s new, I’d imagine no photos means it’s ghastly. One of my best friends installed a shiny red kitchen in her new £2m barn conversion. All of her new bathrooms also feature shiny red tiles. I think most people would find it garish!!

This. Kitchens are expensive. It would be put off looking depending where the cost of the house was in my budget.

It is quite unusual to refuse to put kitchen photos on the details. I’d ask the agent why and might be put off by the thought of dealing with a potentially difficult seller. Having previously dealt with someone who was a bit unusual to start with who then turned out to be a complete and utter lunatic maybe I’m more wary than most!

That's exactly what I thought- I wouldn't want to be dealing with a seller who was either difficult, batshit or possibly both!

I don't even see how that's identifying. Unless their favourite holiday place is a e.g. nudist camp and they are starkers on it.

I wouldn’t view a house without photos of the kitchen; it’s too important a room in a family home. I would suspect it had been left out of the photos because something was seriously wrong and would cost a fortune to sort out.

I’m intrigued as to what is so outing you don’t want photos of a newly refurbished kitchen online. A nude picture of yourself turned into a splashback above the cooker??!
