Landlord chasing rent - AIBU?

I am feeling rather upset after receiving an email last night from my landlord informing me that my rent was overdue for payment (due on the 1st) and to make arrangements ASAP for payment.

For background. For the last 5 years of living in this house my rent has been on a monthly standing order for the 1st of the month. This has ALWAYS been paid, have never been late to pay rent EVER.
Fast forward to this month as the 1st falls on a Saturday, DDs/ Standing Orders get paid out following working day (tomorrow, the 3rd).
I have never wasted a thought on this nor has it ever been raised as an issue.

Called the landlord to inform of this to which I was told her needs to pay his own outgoing on the 1st and that rent needs to be paid on a 1st of each month. I wasn't believed that payment will automatically go out Monday morning.

So I have cancelled my standing order and made a transfer last night to him.
Now it looks like it was too late to actually cancel the standing order from leaving my account tonight, so I will be catapulted into my overdraft.

Who is being unreasonable here -
landlord for requesting payment on a weekend and chasing me on it on a Saturday night with a harsh email,
or me for not monitoring that the 1st fell on a non-banking day and not cancelling the standing order sooner to arrange for the transfer on the morning of the 1st?

That's hugely intolerant. My mortgage comes out on the first but it rolls forward a day or two if that falls on a weekend.

I’ve never thought about this but I always pay by SO and it definitely goes out late rather than early if the 1st falls on a weekend.

I think I’ve lived in 7 flats in the last 10 years and no landlord or agency has ever flagged this as an issue!

They can see it’s an SO rather than a faster payment (manual) so presumably they understand that this is what happens and are fine with it.

Long story short, YANBU. They are.

My tenants rent falls due on 1st but she always pays by dd for 28th of previous month to avoid paying late. I would not mind at all if she was occasionally 2 days late.

Contact your landlord, let them know you haven't been able to stop the standing order. They can hang onto it for next month or pay it back to you, whichever suits you both best but make sure you get whatever arrangements you make it writing.

However, if this is the first time this has happened in 5 years (and the 1st of the month has definitely fallen on a non banking day many times during that period) could it be your landlord is in a bit of financial trouble? It might be time to look for somewhere new before you are asked leave as they need to sell get whatever because they can't afford to keep the place.

For goodness sake most normal people wouldn’t give this a second thought obviously the direct debit‘s not gonna come out on a Saturday he’ll get paid on the third. Just ignore OP let him get himself hypertension not you.

Maybe the Landlord had something happen this month so really needed the money on time.

I think setting up the direct debit for the 27th is a good idea. I think the 1st is the payment deadline, so it's better to be a few days early than risk being late.

Hopefully, the LL will transfer you back your overpayment quickly and it will all be sorted.

It's one of those live and learn moments.

I’ve never known DD or standing orders go out on a weekend or bank holiday. I have a ton of things due 1st of the month and have never been chased when they come out a couple days later due to 1st being on a weekend. I get my wages paid earlier if my pay day falls on a weekend but I thought this was all standard. I think your LL is being daft especially if they have only just noticed that this is a thing. I’m pretty sure the mortgage payment for the property wouldn’t get paid until Monday anyway. Don’t let them keep that money if it goes out twice anyway! If you have been on time for 5 years and never missed or been late I don’t know why they are choosing to pick a fight about it now.

My mortgage, water rates, TV licence and insurances were all due on the 1st (yesterday). All will be debited tomorrow (Monday)

Over 10 years ago, I moved in with a flatmate and we set up our standing orders with our respective banks. Come rent day I received a frantic phonecall from the landlord in a flap that only one of us had paid, but he reckoned he didn't know which one of us.

My flatmates bank had a weird set up where standing orders were paid three days after the date you chose. It was so strange and completely impractical, obviously if it asks for "payment date" then you're not going to know to choose three days before!

Technically, yes your direct debit should come out earlier to allow for weekends and bank holidays, but its pretty standard for it to work the way yours has been and he hasn't complained in 5 years so I'd unimpressed by his attitude and worried that if he is that reliant on the rent he may not have money sat aside for repairs.

I would definitely ask for the overpayment to be returned ASAP..

My mortgage is due on the 1st , it hasn’t come out. Usually the next working day so will be tomorrow. Natwest mortgage.

My rent and all d/d go out on 1st of each month, if that's a weekend, they go out on the Monday, thats always been the case for me with my account.
I wouldn't be making sure they had it on a weekend day, because I don't get paid until the 1st, so that also doesn't go in until the Monday for me.

@missverstaendnis when he emailed you, it wasn't actually overdue.

id have just ignored his email & if he'd emailed again I'd have just replied. SO in place as it has been for 5 years.

I wouldn't have trf the money or cancelled the SO.

vall your bank to see if they can recall one of the payments.

If you ring your bank they will recall the SO before it leaves your account tomorrow. No need to make a double payment.

If the landlord needs to pay the mortgage on the 1st then the landlord needs to request rent is paid a MINIMUM of 7days early esp if paid via standing order. To take into account weekends and any randomly applied bank holidays etc.

so landlord should request rent paid on the 21st (taking into account various month lengths)

also if the landlord doesn’t have enough funds to cover mortgage payments for such issues that can happen then they need to work on their emergency fund or not be a landlord.

that’s their problem if you’ve paid the rent, this has never been an issue etc.

It's entirely normal and standard practice for things to go out the next working day when bills fall on a weekend.

My credit card was due yesterday, but is pending tomorrow.

As is my standing order to DH, my phone bill, broadband, and water bill.

Unusual. Most DDs would go the next working day (and always have for me).

My DDs that fall on a weekend (or bank holiday) all go out on the Friday before the weekend

The landlord is being unreasonable to chase a few days late, for all sorts of reasons payments get delayed, a few days is a reasonable grace period, ignore the email if it’s gong to be paid Monday.

Perfectly reasonable to chase as soon as its late imo.

He has a bank account, he knows this happens, it will happen to his outgoing payments too. He sounds like a bit of an arse.

It’s probably because it’s NOT a direct debit
its a STANDING ORDER as clearly stated in the OP

totally normal for a standing order and I’m surprised it’s not been a problem before

How on earth your direct debits go early if the payment day falls on the weekend? Nationwide mortgage, tsb mortgage, british gas, bt, three, vodafone, anglian water, few other companies i pay of monthly as well. ALL TAKE THE MONEY NEXT WORKING DAY. Impossible they take money early, illegal.
