Just received a section 13 notice on my home. 23% increase in rent and given one months notice.
AIBU to think this is nothing more than pure utter greed!

It's really don't stressful isn't it. Mine has just gone up by 20% it's difficult because it is under market rent which are ridiculous at the moment so is totally fair enough and reasonable.. but on the other hand we are extremely low effort tenants, have sorted out garden for him, never ask for anything to be done and when we do it's either not done or done weeks later, let him park on our drive etc etc. So yeah it's hard and just means it's even harder to save for a bloody deposit now.

I didn’t think rent could be increased at such a rate (and shouldn’t be)

We should have more rent control laws

And should be giving more notice

Op. Your house sounds pretty dire-broken loo and no central heating.

Why on earth do you want to stay in it at all. especially if you can get better quality housing for the same price?

What is the obstacle to telling your landlord that you were happy to live there as the cheaper rent reflected it wasn't in a good state but no that no longer applies, if you have to pay increased rent then you may as well pay it for something better.

I agree with others though-you don't own your area. We are all free to move from one end of the UK to the other, including you! Especially you, as carers are in high demand in all parts of this land.

We are looking for a new rental in the SW, rental prices have gone up by £300+ a month and none of them accept pets, some even refuse children! There’s not enough properties because they’ll all been turned into Airbnbs and the demand is insane right now and there’s been a massive rise in the amount of people in the SW seeking help from the council to prevent homelessness but again there’s not enough houses so families are being forced to give up pets, put everything in storage and live in one bedroom for several month, if not years on some cases.
How can we allow people to have Airbnb’s and second homes when 100s of people face homelessness? Why w should anyone be forced to move 100s of miles away from their families, schools, work and support?

@daimbarsatemydogsbone lol I love London! But well I think it's inevitable really...WFH and also an ageing population make it inevitable. The reason why I say ageing population is a factor is that I have observed many older Londoners are no longer downsizing into little flats as expected but buying mansions in beautiful areas. Many older Londoners who may also opt for WFH, knowing that they are retiring in a few years anyway so lack of career progression isn't a factor (not saying you can't progress when WFH but some younger people may feel so). Also people are living longer do they would be rattling around in their 6 bed houses for longer...these older Londoners often have a £1 million in equity at the very minimum so they can afford to overpay through the nose...

It's the wild fuckin west out there and it's not as easy as people think. I had to pay 6 months up front and still got evicted for no reason at the end of the 6 months, and I bought a fridge to move into that property. As someone who was evicted under a section 21 notice I had to cover all the moving costs when it wasn't my choice to move, the system is fucked. Some of you just don't have a bloody clue.

Air BnB has decimated the housing stock in costal areas and I think it needs to be better regulated.

To the people saying the OP should just move obviously haven't rented in a while, there is huge competition for housing. Some places have over 70 people interested! It's the wild fuckin west out there and it's not as easy as people think. I had to pay 6 months up front and still got evicted for no reason at the end of the 6 months, and I bought a fridge to move into that property. As someone who was evicted under a section 21 notice I had to cover all the moving costs when it wasn't my choice to move, the system is fucked. Some of you just don't have a bloody clue.

There is a total of 5 properties for rent in a 5 mile radius of me. 19 in 10. None are suitable. None accept dogs. And none are actually available. There is a waiting list to view properties with every agent and about 20 people going for each one.
I loose this house and I am homeless.

If housing is a premium then that is why the land lord is putting up the rent for basic supply and demand reasons. Whenever anything at all becomes scarce, the price goes up.

I do feel for you but is it possible to move elsewhere. Lots of us have had to do that if we want to buy or rent. I'll never be able to afford anywhere in the area where I grew up, so I had to find cheaper housing 30 miles away.

To be fair I wouldn’t have suggested that OP move to one of the other properties that she was talking about as having CH, driveways etc if I’d realised she had a dog. High quality rental properties don’t usually allow pets, especially dogs.

But it sounds as if you will have if there are no suitable properties to rent. It might be easier for you than others, as you say you are a self emplyed carer and they are in high demand everywhere.

Is it impossible to move from your area at all? What do you consider your area? 10 miles or 30 miles? I commute 30 miles because I wanted to keep my job but couldn't live in that precise area.

That's what I did but if you are dead set against that-what is your plan? Are you going to sofa surf or put your prices up?

Or children it seems! Unless you've rented recently you cannot understand the level of competition and the number of properties that exclude both pets and children. Why are renters seen as second class citizens? Why can't we have pets and children? It's outrageous and truly heartbreaking.

Children are different. It should be illegal to discriminate against families with children when letting out family sized properties, although there’s no way that could be policed.

This is why I partly disagree with mortgaging to rent out. It's the renter's that lose out even though you don't like it. It also increase property values through demand and then people can't by themselves. My ex is a landlord but owns the property and didn't want to live in it post divorce and does cheap rents for the area and still brings in 30-40k a year.

Can I ask you a question OP? You say no one should be allowed to own more than one property. Imagine you were settled in a place of your own, and then one day you came into money, a few hundred thousand pounds. What would you do with it? What would you invest in? Don't you think it would be sensible to buy a property and rent it out? It would be your pension when you retire. Please don't shoot me down in flames, I just want you to try and think about why some people become landlords. Maybe they're just trying to do their best with what they've got, like we all do?

Pets aren't understandable, I've met children that make more noise and mess than pets. If we are paying more than the mortgage is on a property we should be able to have pets. We also give over sizeable deposits, it's ridiculous.

I agree. Why so nasty and horrible? Op, you have been really, really unkind. It is not the fault of any posters here that your rent is increasing, yet you are attacking and blaming others as if it is. I feel any sympathy or advice others may have shared with you may evaporate.

@FairyCakeWings I think my development is very nice (1930s block in London) and the management company allows dogs and cats for both renters and owner occupiers. Almost all the renters seem to have dogs and cats so their landlords are also allowing it in addition to the management company. I actually think rentals in London are excluding a lucrative market if they don't allow pets- so many millenials have pets and it is silly not to tap into that market.

And most of the families in our development have 2 kids.

We have a very high standard let. We explicitly said to our agent we would welcome a dog. The agent was not in agreement and actively looked for a tenant without a dog. For me if the tenant left I’d be deep cleaning the house anyway .

I think the government should be ploughing money into new homes to rent. It would drive house prices down which is necessary and give increased security to those that need it.
