Just received a section 13 notice on my home. 23% increase in rent and given one months notice.
AIBU to think this is nothing more than pure utter greed!

check your tenancy agreement, this is usually stipulated as a maximum. there's laws about this and this doesn't sound legal.

Unfortunately it is legal. There is no legal limit on increasing domestic rents

If a landlord has to increase rent by nearly a quarter with just a months notice they can’t afford to be a landlord. Otherwise they’re just doing it out of greed.

The only way I can afford it is to put my own rates up. I'm a self employed carer. So now my already struggling clients are going to have to pay more. To line the pockets of the greedy bastard who owns this village.

What could possibly warrant a 23% jump!

For context the house has no central heating. Heating is by open fire or electric radiators on a key meter! House in poor state of repair and repairs take forever!

Its owned by a company who own entire village.

Rent increase has brought it to a similar rate as others in the general area that have recently been let. But all have central heating, parking and are of an overall higher standard than this.

I haven't lived here long enough to have had a price increase before.

This is south west England where prices have skyrocketed due to incomers moving here forcing local people out!

South West has seen a huge surge in house prices due to people moving there from London and Brighton. It has gone crazy. As a homeowner, i hope prices will crash so our DC can buy locally.

If you’re going to end up paying the same rent as those around you who have central heating, parking etc, then maybe you should look around to move.

It may be greed, its more likely to be necessity. Prices are rising for everything, can't blame someone for maximising their income to cover it as much as possible, even though its really shit for you.
Don't agree with this. You charge the market rate, you don't offload your increases from other areas in your life onto your tenants so they don't affect you. I'm sure landlords will try, but this may mean they lose good tenants and might not be able to rent the property out again, especially as people will be looking to cut costs themselves. Most likely will backfire.

Our landlord hinted that he was going to increase rent and showed us a much more expensive similar property in the area (gotta love rightmove showing the dregs of rentals with their overinflated prices). We did decide we would move if that was going to be the new price, but it was only a small increase. Sadly I think a lot of landlords will be trying this, but they may end up just having to spend money getting a property up to rental standard again and then might not even rent the property out at the rate they want anyway or end up with a tenant that over extends their budget and doesn't pay anyway. I think my landlord knew this, hence he didn't take the piss.

I agree a rise that step is likely to be out of necessity. What are you paying compared to local rate?
You shouldn't be a landlord if you can't afford to be one. That's the issue with quite a lot tenancies. People over extend themselves and don't account for interest rate raises, or their own cost of living or repairs. I'm not so much against second homes if there are affordability checks. Just like the deposit scheme, you should have money aside in a scheme for repairs too.

Or the landlord could always get a job like everyone else does.....Grin

OP is the landlord thinking of selling? Could he be trying it on and maybe deciding to sell if he doesn't get the rent he wants.

This is not legal! There are maximum amounts rent can be increased. Its about 6%

Housing in general hos gone crazy in my town. We moved out of our rented house last month and the rent jumped by 50%. We had only been there 2 years.
But the sale market is equally insane. I'm not sure what the solution is but housing around here has hit crisis point
