Just received a section 13 notice on my home. 23% increase in rent and given one months notice.
AIBU to think this is nothing more than pure utter greed!

OP this is horrendous and no amount of justification negates the greed. As renters we are treated like second class citizens. Housing is not a luxury it is a human right.

I agree. I used to work in the private rental sector and a high proportion of the landlords I dealt with were greedy, odious characters who wanted to squeeze every single penny out of their tenants. The student landlords were among the worst - their intention was to never return a deposit and they'd make up all sorts of excuses and expenses to avoid returning deposit money to their tenants.

OP look online and see if there's a housing advice centre in your area.

If this landlord is as awful as they sound, all their tenants need to come together and collectively resist and protest what's happening.

Don't believe they are planning on selling. Have had a more reasonable conversation with the estate agents who agree with me that it is too steep.
It is bringing it up to a similar amount as other properties recently rented locally but it isn't of the same standard as those.
Landlord isn't for budging just now but the estate agent is trying. I am going to get some advice and stick to mu guns and go to tribunal. I will also be informing other people within the village who also rent from this organisation what is going on.

I dont think landlords are any different from greengrocers. Both want to earn a living. Rents are too low to make a decent profit for landlords these days.

My rent is 43% of my income and I live in a cheap area.

Go over to the recent thread about what % of your income is your mortgage and find me ONE person who’s mortgage costs them 43% of their income.

People wander why local people dislike incomers in devon and cornwall. And this is exactly the reason. You force up property prices for those of us who are already here and working hard in and for our local communities. Anyone wishing to move down here please dont your making the lives of so many people here hellish.

What Rot! There making a living and then there is pure and utter greed. This falls into the latter category. My landlord lives and works in london. Comes down once a year to inspect all 25 properties in the village. The estate agents do the leg work. These are not poor people trying to earn a living. They are rich c** who want to squeeze as much money out of us as possible. They do nothing for the community. None of my rent goes back into the local community. It is capitalistic greed. It's disgusting

You can. E is the minimum but by 2025 C rating will be the minimum rating for new tenancies and by 2028 it will be for all lets including those already tenanted.

Oh dear. If they can’t afford to be a landlord sounds like they just shouldn’t be a landlord.

It would only be like a greengrocer if every single shop selling food was brought by Harris’s food court and the food prices were all inflated to match.

Unless you’re lucky enough to be gifted or inherit a special card to get you a reduced rate for the nicest food.

Adding my guess that it’s a place beginning with B? We’re in the SE and had our rent increased by 5% this year after 3 years of it not changing. It’s actually scary that despite only being here 3 years, if we were looking to rent now, this house would likely be advertised at 50% higher rent than it is now. The rents have gone insane, and this isn’t a desirable place to live at all. We’ve been saving forever for a deposit. That’s just looking more and more out of reach. I fear for my children ever having affordable housing

It may be greed, its more likely to be necessity. Prices are rising for everything, can't blame someone for maximising their income to cover it as much as possible, even though its really shit for you.
I doubt many workers have seen their wage increased by 23%. Even though many REALLY need it to….

One that has no issue increasing the rent hugely whilst doing very little work ‘because it costs money and it will eat into the profit’ too…

OP some of these comments are daft.
What is the average rent in your area for a house like yours?
If it's significantly less, you can go to the tribunal, if it's not you can either negotiate in the middle or move, but your IT'S a business, not a charity and as prices rise then she/he will want or need to take a higher rent.

Not always.

DH has a house he can't sell due to legal wranglings (bil owns part and refuses to sell) so we rent it out. We can't remortgage it because we don't technically earn enough to cover the mortgage so it's on a variable rate. Due to base rate increases, mortgage has gone up £60 in January, £75 in Feb and £80 in March. The rent doesn't cover the mortgage and if the base rate increases more, we'll have to put the rent up to cover up. That'll be a 20% increase. We don't want to, but the only other option would be defaulting on the mortgage and potentially going bankrupt. We want to sell it but are struggling to get bil to agree.

If you've been a good tenant without issue I would suggest writing back with your acceptable increase figure, and pointing out that you've been a great tenant for xx years an in recognition of that, you would appreciate them reconsidering. It would cost them a fortune if they get someone really bad in next.

You have my sympathy. Most landlords are bastards.

@Woahthehorsey I'm sorry but it isn't your tenants responsibility to cover the costs of your DH and his brothers relationship issues. If you get into financial trouble that's on you and isn't for your tenants to bail you out!!!
