AIBU-Leaving Property

Wingingit202122 · 06/11/2021 08:33

I’m currently in the process of completing a mutual exchange (house swap for council/HA tenants) and was wondering if IABU
i found a couple (mid 60s) who are downsizing to my flat and i am having there’s so we then filled all forms and had to send in proof of passport and address
We have had all of our inspection checks done and everything was ok so now we have been given a date to sign new tenancys
When we looked at each other’s property we were discussing what things we would leave behind and what we would take but agreed nothing to be certain until we had approval swap was actually going ahead
The husband emailed me last night with a list of things they were leaving in property and things they were expecting me to leave
They are leaving- carpets throughout the house also in bathroom and kitchen (31 years old which stink of dog), old curtains, lampshades, old fridge freezer and even older cooker, wardrobes and old bed frames
They are requesting i leave the same as a like for like swap so that none of us have the ‘stress of moving these heavy items’
I reply saying I will not leave any of these items as ive only had all of my items for less than 2 yrs as i got everything brand new when i moved to this house as had been in a shelter before this so had nothing. I had anticipated having to leave The carpet as don’t know how i would move this but wasn’t planning on leaving my living room wood flooring as i can use this in new house
Also my beds and childrens furniture i want to take, also my kitchen stuff!

He has replied saying they will now have to rethink the exchange as they don’t have the money to replace anything
I don’t understand as they can just bring there stuff with them and only thing to replace is the carpet

If that van is going back and forwards it’s going to be really hard to see if they’ve left anything or not cleaned the property. Wouldn’t it have been easier to hire two vans?

Did the OP say they are doing several trips with one van?
That's definitely a terrible idea, with how they are being.

Doesn't the housing association check the properties to see they are in good order between tenancies?

Whatamesssss · 13/11/2021 11:39

Good luck with moving today.

@Wingingit202122

He has replied saying they will now have to rethink the exchange as they don’t have the money to replace anything... I don’t understand as they can just bring there stuff with them and only thing to replace is the carpet.

Exactly this. ^ They can just bring their own stuff.

Also, they are playing mind games. I would just pull out now if it was me. Depends how desperate you are to have their property though.

LittleDandelionClock · 13/11/2021 11:51

@Wingingit202122 Sorry, I didn't read your last couple of posts properly. I see they have agreed now and you are now moving.

All the best. Flowers Hope it goes well.

NorthSouthcatlady · 13/11/2021 11:59

They're CF's l am afraid, especially the bit about the removal van. Their angle is to get sone new stuff of you and ditch their old cruddy stuff for the upgrade of your stuff. Stand firm and don't agree. A friend of mine did a swap a few years back and did not swapping / trading of belongings, they were just moved between the respective properties

So what if they are nearly pensioners. What has that got to do with you?!

NorthSouthcatlady · 13/11/2021 12:00

Of = off

Wingingit202122 · 13/11/2021 13:28

Just a quick check in between moving!
I have read all of your comments- thank you all!
We are just having a break from moving stuff over! Signing of tenancies went semi ok yest despite them turning up almost 45 mins later than the appointment. At that point me and my HO were convinced they weren’t going to show up but they swanned in all nonchalant as if they didn’t see the issue with wasting our time. Didnt even have the decency to have a good reason either. They they said they were all packed and ready to go for the move but HO told them that she will attend their property this morning to make sure they were ready to leave
Van arrived at mine at 8am to start loading, we got the first load over to them at 9.30 and lo and behold they weren’t finished packing
HO was not impressed in the slightest. They had the majority done but hadn’t dismantled their furniture (😂) think they had planned that so they would have to leave it
BUT it’s now after 1pm and we are almost finished moving stuff over! HO made them remove absolutely everything from the house and shed lol

She has honestly been a diamond and has gone above and beyond yesterday and today! Bless her as today is her day off work. Going to run to tesco on the way back to the house and pick her up a bottle of wine and gift card to say thank you as ive no doubt without her im they wouldn’t be ready to leave
And yes, ive got my nephews at my old house now taking up my flooring!

BruceAndNosh · 13/11/2021 17:23

Lovely Idea to buy her something.

Cattitudes · 13/11/2021 17:49

I hope you settle in well to your new house, lovely of your HO to come and help out and nice idea to get her a thank you.

If you are stuck for a Christmas present for your previous upstairs neighbours then I am sure they would love some hobnail boots 🤣

Ellmau · 13/11/2021 19:09

Brilliant, well done your housing officer, and hope you have a lovely life in your new home ;)

TheMadGardener · 13/11/2021 20:22

Yay! Housing officer sounds great. Enjoy your new home. You'll probably get a warm welcome from your new neighbours who will have been glad to see the back of the CF couple!

User983590521 · 14/11/2021 11:29
**@Wingingit202122* It’s only if the property was then empty and vacant in between tenancies do they come in and remove carpets/flooring/left rubbish etc*

Unfortunately this isn't usually the case. Most (not all, but most) HAs will arrange for flooring to be scrapped in between moves. It's a legal thing
That's not actually the case. Yes, the flooring will be removed at the end of a tenancy but during a mutual exchange anything left gets "gifted " to the new tenant who signs acceptance for its upkeep. The two tenants literally swap responsibilities so any damage to the property by the first tenant becomes the responsibility of the second one.

The HA will not get involved during exchanges other than the initial inspection and paperwork.
If you do leave the wooden floor, your exchange partner would be responsible for removing it at the end of their occupancy.
OP - if it does fall through, have you tried www.homeswapper.co.uk ?

Grapewrath · 15/11/2021 10:03

Glad it all went well! I watched a documentary about a house swap from Manchester to Devon and it was so odd. Manchester family went to stay with Devon family the night before to move stiff and they were both cooking and feeding their kids in the one house.
I once helped a family exchange snd they turned up with their van of stuff to find the other family say having a brew having done nothing at all to pack. Some people are so strange
