Background: I moved into a brand new house in a new build estate with around 20 houses around 4 years ago. Builders advised that there was ample parking (with overflow) however no allocated parking spaces. So parking is very much first come, first served. However most people have settled into a habit of parking outside their houses.

Today I arrived home from work to discover one of my neighbours has installed a bollard. It's a metal pole complete with key. He/She therefore seems to have "claimed" their parking space 24/7 despite not owning the land!

AIBU to find this entitled CF at its finest?

The communal areas (AFAIK including parking) are maintained by a factor who charge £7 per month. I've seen the factor's gardeners pruning the shrubs and weeding the communal gardens. I've dropped them an email and asked them to deal with it.

@AdaThorne I think it just had black and white stripes (not as exciting as an actual penguin!).

That’s your best move. If a factor is like our management company they’ll have rules about what is permitted, (you should have been given a copy when you purchased).

I would complain to the factor and the roads department. Perhaps even the builder, the bollard will make the adoptions process more prolonged and could actually cost the developer more money to snag the road before adoption.

Pity the contractors didn't just allocate each house a parking space. Probably be easier if you all just claim the one nearest your house and tell visitors to use the overflow. Do you have a residents association?

@Comtedemontecristo I previously enquired about the residents association (over another issue) and the factor informed me that it had not been set up. It seems they need X amount of residents to notify them that they are forming one and no one has bothered!

We have a similar set up here and although everyone has their 'own' spot no one has yet to put up a bollard. The cheeky fuckers, why can't they be more like your neighbours and then I could start my own parking thread.

I'm honestly tempted. However I suspect not everyone shares my taste (given that 3 of them have already ripped out lovely plants to replace with stones/gnomes).

If it wasn't for the fact that I'm somewhat of a public figure in my job (and overworked) I'd love to go to town chairing a residents association!

YANBU, but complain ASAP before it becomes accepted!

There is a house near me who reserves the space outside their house with bins etc, people have let it go on so long that they now no longer feel able to address it,

My parents do that. Every time I read on Mumsnet about someone’s neighbour doing that, I wonder if it’s a neighbour of theirs! Blush

(In their defence they are a couple in their 70s, with 1 tiny hatchback unlike all their immediate neighbours who have multiple cars per household, some with a works vans too as well as neighbours who don’t park on their drives… which my parents don’t have. And yes, I know, they’re not allowed but still)

I’m with @Poptart4 , why don’t you all reserve the space in front of your house? This way visitors park in the overflow spaces and every resident can park in front of their house.
The only unhappy ones would be residents with many cars who couldn’t park in front of their neighbors houses and would have to walk a few meters to the overflow spaces.
What am I missing?

What you are missing is that they don't own the space that they have reserved. Its in common ownership. If someone is having work done or otherwise need to have a large truck deliver or collect something, and so on, owning the parking spaces in common allows for this. If people bollard off or otherwise fence off spaces then this can't happen. I live in a similar situation except that i do own the space outside my house. The area between the houses is in common ownership between the three of us so that we always have access in and out. If someone needs to block it for any length of time then the other two owners have to agree. Luckily we are all reasonable and sensible.

UPDATE!

Property Manager (of factor company who manage communal space in the estate) has emailed back and informed me that he wishes to "letter them in the first instance" and asked me to provide him with details of the neighbour. Trouble is - I don't know who they are!

I've emailed him a photo and left him to deal with it! Photo attached for your amusement!
