So where can you buy a 4 bed detached for less than £450k?

Inspired by the previous thread.

Where in the UK can you buy a 4 bed, 2 receptions detached house with a garage & garden?

We were all set to put our house on the market last summer to upsize... and then we didn't.

Now there's a huge influx of people from the SE moving here, which has pushed up prices. In a way this is good because our house is worth more but we want to upsize so we would have to take on a larger mortgage than originally planned.

Are there any areas left in the UK where a 4 bed detached is £450k or less?

@ArtistInResidence 'm not going to say it's a stupid question, but it does show a breathtaking naivety and blissful ignorance, and that you live/have lived a blessed life.

Most of the COUNTRY north of the Watford Gap has 4 bed detached homes for less than £450,000. Just take your pick. You will find 4 bed detached homes for less than £450,000 in probably around two thirds of the UK.

I don't suppose your town has a population of about 9,000 and is in a long term fight amongst itself as to whether it IS North Yorkshire (because of a river) or is in an unnamed land that no one quite knows which county it is?! We are on the same border and coming up with a very similar number of search results Grin

It's a flipping big country to make that sort of sweeping generalisation, you can't buy a 2 bed flat near me for that!!

Another vote for NI here (south and east Belfast and parts of north down excepted). I did a search around my town (commutable to Belfast) spending a min of £300k and max of £450k. This weeded out the detached properties on estates/developments, which are obviously cheaper. The search pulled up 21 properties ranging from 4-8 beds, and a mix of period properties and modern, some with land or situated right on the coast with sea views.

General consensus seems to be that £450k will buy a lot of house outside of SE England?

@MaryLennoxsScowl I think your main areas to look at on that budget within Edinburgh are Silverknowes, Craigentinny, Buckstone, parts of Portobello and Corstorphine. Still 5 or so miles out of the city centre but you're not going to get a house closer with 3-4 beds under half a million. There aren't that many houses within close proximity to the city centre, it's either flats or multi-million pound townhouses.

Parts of each of the Home Counties will deliver such houses.

People think the south East is all really expensive. There are vast variations, often within a few miles in terms of price. Lots of people have mentioned Medway towns in Kent, but there are also cheaper houses in Surrey and in Hertfordshire and in Bucks and Essex.

People often buy houses in the midlands and north for prices that could get them property in commutable distance of London. That’s not to say they should and of course the property further north is often much larger for the same money, but the idea that those living in the midlands or north could never afford to live in the south, often just isn’t true.

1,653 within 40 miles of my house. The only reason it's not more is that the northern half of that search area is very rural with hardly any major towns.

OP - have you tried Rightmove's search function? It's pretty easy, and if you use the 'map view' you can see where these house are concentrated. Pick any random postcode in the north of England, Wales or Scotland, plus a 40 mile radius.

Parts of Manchester, parts of Liverpool, Parts of Leeds. But it depends how big you want those 4 beds to be - most are 3 and a box. In my bit of the NW you won't get a decent 4 bed for that, not detached with a garage that's for sure - ours is 4 doubles, garage but end terrace and is £500ish.

I'll say it - it's a stupid question. To not know that most of the UK outside London has 4 bed houses which can be bought for this budget is to have lived your life with your head under a rock.

The North West/ East. Get a bloomin big house for that up here.
My dc1 has 5 bed detached, large garden, semi rural location, lovely area he paid £350 k.

Lots of Newly Built houses around Derbyshire for that price or less, or buy a character Property in one of the smaller Towns and Villages to the North of the County.

We live in a 90s built 5 Bed Detached with small Garden, ample private parking on the front, single Garage, and near to good local facilities.
It’s on the Edge of a small town with good public transport links, Schools and Shops. Average price would be around £425k, or £375k for a more compact version, but still 4 bed and Garage.
Take a look at Peveril homes, they are building locally in this area to give you some idea of what may be available. Also the areas around Oakwood and Radbourne, a mix of Newbuilds and more traditional properties.

Someone up thread simply said 'Scotland'. Posters writing about England, Wales, Northern Ireland have all mentiontioned specific areas or particular towns, and IMHO, that is more helpful.

Of course there are four bedroom houses for less than £450,00 in many areas of Scotland, as there are in many parts of England, Wales and Northern Ireland.

I think all the 'chorus' has been saying is that Scotland is a big place and some parts of it are very expensive. I was also saying that some people from south of the Border might just perhaps not be familiar with the 'offers over'' pricing system that is - in my experience - more usual in Scotland than in some other places, and can lead to houses selling for considerably more than the advertised price.
