If you were buying what would be your non negotiable.... And how far from a station/high street would you be willing to live?

Wow, just wow. Most people’s list of basic requirements would be 550-600 minimum here. Probably more actually if you wanted a larger garden!

Good garden with decent sunlight.
Decent Sized third bedroom.
Drive and garage.
Two reception rooms.
Easy access to the bus stop for high school.
Non-smoking neighbours Grin
Pub within walking distance

No water, flood plains, low level.

I'll only live on hills far far away from flood plains.

Don't mind it needing work

Off road parking, high ceilings, good size garden, character, scope for expansion/improvement, good school catchment/grammar area, I'd happily live rurally or in a village. DH wants a town and mainline station, so we compromised with a seaside town walking distance from mainline to London, twenty/twenty five minute walk to town centre but local mini high Street with nice cafés, hairdresser, florist, butcher, greengrocer etc, ten minute walk to the sea or a nice park. To afford what we wanted where we wanted we had to buy a complete wreck. We're starting to see the light at the end of the tunnel though and I've loved where we live for lockdown.

4 bed, 2 reception, separate large kitchen diner.
Sw facing garden with an open view to the horizon. Garden at least 1/2 acre, preferably more. Not a garden that has been ‘done’ by someone else either preferably.
Enough room for a Japanese soaking bath.
No neighbours.

2 bathrooms (one en suite is fine)

Easy to get to 'town' (supermarket, drs etc).

Not miles away from a city

Land/small holding etc

A cottage for my mum within 2 mins walk

I have quite a bit of that now so v v lucky but dh and I have a dream (and it is a dream based on no reality) of having some small scale market garden so we need land.

The reality is I have kids approaching teen years and whilst I want to live in the country proper, it would be too cut off for them. I grew up rurally and it was difficult and I wouldn't want that for them. Maybe in 10 years time.....

Location first and foremost (the village we like, not on a busy road, walking distance to a shop). Then detached with a decent amount of driveway parking and four decent sized bedrooms.

There are other things we'd like; utility room, dedicated study, etc. But if we get the above right are happy to extend or reconfigure to get to our ideal layout.

Not next to a busy road/railway track/airport
Up a hill (less risk flooding)
No more than a mile from high street/amenities
Bath (and upstairs bathroom)
Downstairs toilet
Freehold (or ability to buy the freehold while purchasing)
