20min walk to a train station
Shop within walking distance (I don’t drive)
And I’ve promised myself our next house will have a utility room or at least space for a tumble dryer in addition to existing white goods.

What we wanted when buying our current house & got:
Easy walking distance to town centre and to train & bus station
Three bedrooms
Some kind of garden
Doesn't need much work (can't be arsed with DIY)
Within our not-vast budget
Not in a properly rough area (I grew up on a really rough council estate so have no desire to repeat that experience!)
Catchment not a big issue here as luckily hardly any schools are over-subscribed & they're mostly pretty decent.

I think we're definitely poorer / more easygoing than alot of MNers though Grin

a workable kitchen,a large enough space if its fugly that's fine its something to work on

within a 20 min walk of some shops /decent schools

45 min max travel distance to relatives

Generally if it outdated or needs some work i don't care as long as theres space its fixable but if its falling apart that's my line

as well as many of items already commented, I would add:

Mains drainage
A decent internet connection
Ability to adapt for the forthcoming green revolution. So you need to be able to add MVHR, and lots of insulation. Gas is either on it's way out or will be replaced by expensive hydrogen.
Similarly to above, climate change resilient, so not on a flood plain/crumbling cliff.

Light is my number one priority. I can't stand it when rooms are dark all day. Morning light on one side, evening light on the other. Having lived in a dark home, then a bright, light one, I know the difference this makes to your wellbeing. Well, mine, anyway.

3-4 beds, utility, garden, large kitchen and dining room that could potentially become open plan. Bathroom big enough to have a separate shower cubicle. No immediate work that needs doing.

  1. Location. We compromised on a lot for our current place because it’s in the exact area we wanted. When I dream of moving somewhere out of London I dream of the precise part of the country I’d want to be in and the specific villages, not the type of house. I’d take a 3 bed in the nicer village over a 6 bed elsewhere.
