If you were buying what would be your non negotiable.... And how far from a station/high street would you be willing to live?

Desirable area with like minded similar people/professionals - location location location over space!

Super low crime rate/good security locality as safety always important

Property well located for schooling, daily amenities and transportation

Home office and outdoor breathing space - veranda will do do not necessarily a traditional open garden

Just nice space for family and possessions including cars/pets etc.

There's the ideal and then the reality!
I'd love a separate utility on the same floor as the bedrooms, west facing garden, detached, off street parking, five minutes from tube and shops, eat in kitchen, wood burner, two en suites, downstairs loo.
But I'll be buying in London, so with my budget I'm hoping to get: 3 beds, living/kitchen/diner, en suite, downstairs loo, garden at least 15' square. Maybe a terraced house but more likely a flat. Near tube. So far I can see a few possibilities except most are two beds.

Excited now as I have almost all of this to offer!! Garden is only 30x30 though. Still I'm ticking almost all the other boxes, and I want to sell next year.

Location and outlook, followed by within acceptable distance to (whatever matters to us, which has changed over decades).

Flood risk and noise are both deal breakers for me; it rules out any property ina flood zone, on busy road, beside pub /school/ firestation / close to airport/railway track.

State and taste of decor / carpets /curtains/ kitchen/bathrooms etc are totally irrelevent, we've bought some very ugly shockers.

We've got a big garden and we were told by the seller it put a lot of people off buying, they were worried about the amount of maintenance. 30 foot is still a decent size.

1.Location - not nice or bad area just feng shui feeling comfortable there- would more likely to prefer normal surburb rather than posh area with twitching curtains .

  1. Space for kitchen table in the kitchen .
3.Garden any size,but enough to put shed / greenhouse in without blocking views . 4.Normal layout inside - so no to untily room 3 floors down in a basement and kitchen at the front of the house facing the street . 5.Driveway set a good way back from front door - so passers by are not banging on your windows . 6.Everything else i could live with ( if i had lots of cash )

Not bothered about being close to a high street,but a big park close by is always nice .

A potable and consistent water supply .
Mains electricity .

I didn’t know I needed a snacking cupboard, but it makes perfect sense.

I’m also going to need a portal just off the walk-in wardrobe which sucks fat out of my arse.

Location, as in somewhere safe.
Min 2 beds.
Downstairs loo.
Off-road parking by the house (not round the corner etc).
Garden but doesn’t need to be huge.

So I would like a 3 double room bungalow on a plot on the outskirts of a village,decent size wrap around garden with a MASSIVE wall and gates that I can lock the world out of!!!

Now I have an older family and if I had the money to buy which is unlikely!

Detached house with established, mature garden. Only need to be 2/3 bedrooms though. Rural location but with good links to towns and stations - up to 10 miles I’m used to that. Most important to me is privacy and quiet.

No more than a 15 min walk from a station - it's a ball ache when commuting.

Garden/outside space more than a balcony.

Parking.

Big enough kitchen.

That's about it. Currently in a new build flat, on a main road by Z1 London. It's loud, it's had some issues, but I still love it because it means my criteria.

We moved 2 years ago this list is what we were looking at and a couple of things I wish we had considered more!

Downstairs toilet
Outside space
Bedroom for each child
2 reception rooms

Wish I'd thought about...
Being able to fit 2 cars side by side on the drive, we have to play musical cars everyday
Not a front door that opens straight into the living room, its freezing in winter

Total nos for me would be: on a road (preferably no road, but definitely not a busy one), anything attached, and rough areas. Nothing busy (prefer the countryside).

Interesting question, but everyone's priorities are going to be wildly different aren't they, so not sure where your thread is going to take you.

If I had to move now my priorities now would be:

within a 3 mile radius of where I live now
3 double bedrooms
no major renovation works needed
somewhere I could happily live til the age of 80 (so not millions of stairs either outside or inside)
medium sized garden but not huge
utility room
under £800,000

but that's unique to me.

  1. A street with no social housing on it. (I know this will be controversial but we’ve had problems before with social housing neighbours and I want my neighbours to be worried that if they cause us problems they’d have to declare any issues when selling and could affect their house value, whereas tenants can seemingly do what they like without it affecting them financially.)

No immediate neighbours

We have all of this in our new house (apart from no immediate neighbours, I’d love to have no neighbours Grin )

Not fussed about proximity to stations as we both drive and rarely use the train. We don’t plan to have kids so schools weren’t a consideration for us, although luckily we do have good schools close by anyway.

It's interesting how many people are saying they want their dining room separate. Ours is separate but I've always wanted to knock into the kitchen, which isn't possible (old beams in the way). Feeling better about that now!

Location - close to city (no more than 30 min walk) and on an easy transport route. Walking distance to friends and family.
Driveway
More than one living room.
Decent sized garden.
Not on a busy road.

When we bought our house the non negotiable items were;
4 bedrooms
Office
Separate front room and dining room
Parking for 2 cars on the drive
Near a station (that's possibly not so important now).
