First world problem, new house, too many bedrooms but I think iabu

Dh and I are moving to a new house. It has 4 double bedrooms (the master has a small walk through wardrobe to the en-suite) and a single. There’s also an office downstairs. There are just two of us, no children.
We can’t agree on how to use the bedrooms and it’s causing issues.
Ideally I’d like a double room as a dressing room/ wardrobe and we both need an office plus I’d like to have 2 spare rooms and dh would like a gym.
Any ideas on how to structure it?

What equipment is going in the gym and what time of day does he like to exercise?
That dictates were the gym goes.

Can't you wait until you are in and get the full feel of the house?

Don’t see the problem. With an office and 5 bedrooms you can easily accommodate your needs. Is this a joke?

One of you has the office downstairs, the other has the small room upstairs for an office. Combine the dressing room/gym and then have two spare rooms? Or compromise and have just one spare room and a fold-out sofa bed in the gym room?

I wouldn't have a gym upstairs, best off in a garage etc out of the way.

Can you have a dressing room/office?

The gym would probably include a treadmill so would need to go in the downstairs “office” meaning both of our offices need to be upstairs.

When you get the keys for the first time, run into the rooms ahead of your DH and shout 'bagsie'!

You can then legally do as you wish and your DH has no right to appeal.

5 bed rooms and an office

right - you have one office, add another one (unless you can share an office)

that leaves 4 rooms

1 for you (dressing / spare room)
1 for him (gym)
1 to share (both)
1 for spare room

its not difficuly

Honestly, get the gym out of the way. How much thumping and pounding do you want to hear? Build him a big shed and let him get sweaty there (I may have banished the home trainer to the garage and I'm very glad when I see how sweaty my husband gets).

Seems as if the house is too small for your needs, can you extend or pull out if the sale and find a more suitable house that has enough rooms?

I'd have thought it would make most sense to have the gym downstairs and both offices upstairs in the two smallest bedrooms. Then the master bedroom is your bedroom and the 2 other bedrooms are ready as spare guest rooms.

As they're only guest rooms you should still have plenty of space in the largest room to arrange it as a dressing room.

Gym belongs in a garage or a garden building ideally.

If you have a walk in wardrobe already why do you need a double dressing room ?
