First world problem, new house, too many bedrooms but I think iabu

Dh and I are moving to a new house. It has 4 double bedrooms (the master has a small walk through wardrobe to the en-suite) and a single. There’s also an office downstairs. There are just two of us, no children.
We can’t agree on how to use the bedrooms and it’s causing issues.
Ideally I’d like a double room as a dressing room/ wardrobe and we both need an office plus I’d like to have 2 spare rooms and dh would like a gym.
Any ideas on how to structure it?

I'd have a master bedroom, guest room, craft room, room for my dolls houses and a bedroom for the cat. My DP can have a shed for his stuff.

Have an office / guest room. Our office has a day bed in it that pulls out to a king size bed.

Priorities the rooms you will use most. If you have guests twice a year, that drops right to the bottom of the list. Sounds like you should have the best/biggest room as the master bedroom. Then two suitable rooms for offices if you will be working from home a lot. Might be nice to be on separate floors? If possible the gym should go in to the garage or similar, but otherwise downstairs, with all the equipment etc. My DH has all his gym stuff in our garage which has no electricity and so no heating or light but it still suits him fine and gets used. Then one room can be a true spare room with proper bed and one can be a dressing room with a sofa bed.

Master - your room

Bedroom 2 - guest room / your dressing room. Get a Day Bed (or decent sofa bed), built in wardrobes and dressing table. Our guest room is set up like this. Guest rooms are good but only when people stay over and we have 12 stop overs a year, if that. It can double up as your dressing room and guest room easily enough.

Bedroom 3 - DH Study / Guest room 2 (as above, add a decent sofa bed). Also, if they’re all double rooms, you could both have a desk in there. We have a huge L-shaped desk in our study which is the smallest room in our 4 bed (still a double room). I work from home once a week and DH uses it a lot for his work, so it’s doable to keep the space seperate.

Bedroom 4 - spare room

Downstairs room - your study (if above didn’t work for you)

Garage - gym. I strongly recommend kitting out the garage properly as a gym. You can paint the floor & walls and then carpet it with those carpet tiles (that’ll warm it up). We loft boarded our garage too so it’s got storage space. Mirrors on the walls, decent equipment built up over the years. Garages can be such wasted so we’ve utilised our space.

In my house:
One study each.
First pair of guests in guest room. Guest room rest of the time used for laundry/things to go up loft etc.
Second set of guests in master bedroom . Easiest room to tidy as has adjoining dressing room so can shut door on that. Pack a weekend bag of clothes/toiletries for myself.
Both of us sleep in our respective studies on those nice Intex double blowup beds (dont' like sharing airbeds).

Use main bedroom with walk in wardrobe gym downstairs other 2 bedroom offices and last bedroom can double up for servants and boxes of spare cash .

In terms of guests, one guest bedroom is surely enough most of the time? We have one guest bedroom, with it's own bathroom, then a good quality sofa bed as a second guest bed. We've been here nearly 3 years and only used the sofa bed twice!

If you've got the space then getting your own space set up and using the rooms right is important.

People complaining about first world problems - well yeah, but the OP has owned that with the thread title so if it bothers you then go away and go onto threads you care about. Just because some people have a bit of money doesn't mean they don't want a bit of advice from other people. We found other peoples opinions really helpful on how to use the rooms in our new house invaluable as other people look at things different. Just ignore the whinging OP.

Do you ever I tend on having children or is that off the cards?
Sounds similar to mine in terms of walking through the wardrobe to the en-suite - wouldn’t want to have to go to a completely different room to dress tbh.
Make one a spare bedroom, for guests or in case one of you is ill etc. and then office and gym with the others if there’s already an office downstairs

We have a similar set up.
We have the gym at the end of the garden gyms don't belong on 1st floor of a house.They just don't.
Master is ours. I got the dressing room which I use for dressing table and handbags.
2 x doubles as guest rooms. One has his extra clothes, one has mine. (We have friends over often)
1x double for his parents and mine when they visit.
The small double / 5th bedroom is his and he keeps his man junk/guitars/computers there.
We use the snug downstairs as a shared home office.

OP I would suggest having the room next to the main room as your wardrobe room

Then let Dh choose which room he would like and then you choose and so on
Makes sense to have your clothes etc nearest to your bedroom

@Lipperfromchipper children are not an option for us so we don’t need to factor space for kids’ rooms.

@caranx that’s an interesting solution. Does it ever feel odd that guests are in your room?

I don't think I'd like to share an office at home. my space and all that. Depends if you both work from home all the time or not I guess. Id say 2 double bedrooms as offices with sofa beds. Gym downstairs obviously.
That leaves 2 doubles as your bedroom and dressing room. Single is a spare room too.
Alternatively Single as an office and double as permanent spare room - would you compromise on a smaller office to get your dressing room?

Well then as I said a spare or two for guests etc and offices upstairs....possibly gym downstairs??
I love my walk through so I would maybe see if you can reorganize it to function for you??

I'd hate to give up my bedroom. The thought of someone sleeping in the bed I have sex in makes me shudder. Especially parents.

You could always rent a room to the Maldives DH as someone on that thread recommended divorcing him for surprising her.

That's one room less to worry about and if you get on with him, just make sure your passport and vaccs are up to date!
