We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

FWIW I'm not sure about the idea of putting a rug down in the conservatory. I get the principle, but in an space like that it's all too easy to think "what's it hiding?" ... and when you peer underneath it can make what's there seem even worse IYSWIM?

I think the pebble dash on the exterior looks miserable. I don't know how much it would cost to paint it with exterior paint though.

Few points;

We're not doing anything structural, the walls and conservatory are staying where they are - just not worth the agg

It's not possible to paint the pebble dash as our boundary wall isn't accessible as it's only got at from next doors property, the cheapest quote we had for this was £3,500 and is simply not cost effective

The 3rd bedroom is from where previous owners rotated the staircase, hence the different layout from next door

The bathroom and loft are staying as-is because again it's not practical or cost effective to move them/amend

Unless you're staying, then no don't do any structural work. But is it possible to go into the loft? If yes, then get it into the particulars so that potential buyers know that.

Sorry text disappeared. Take a look yourself and consider whether you'd be impressed yourself as a viewer and change things you don't like. I would definately take the ladders from the little room and do something with the hatch. I would also think about putting a dining table and chairs in the room that had the blue settee in if this is your second sitting room. I think you also need to declutter a bit more.

And you're certainly getting brutal advice on this thread. Grin that's true! But I think houses generally divide into love at first sight ones where buyers feel the whole package makes them overlook any shortcomings and head ruling heart ones (the sort I tend to go for if I'm honest) where you feel you are getting good value for money. I think this one is firmly in the latter category -it's a good, solid house with room to add value. Market it as such - it's never going to be a house buyers fall instantly in love with. But don't over-price it or you won't get any viewings.

I'd agree don't do anything structural.

I think what the previous owners have done to create a third bedroom isn't great if I'm honest, it would have been better one decent sized room than the two tiny ones, but again, if priced correctly it will sell. Right now it's a one bed with two tiny box rooms.

Ultimately for everything it has going for it and against it, it really is all about price.

It looks in cared for and not maintained. Little things likes the weeds in front of the wall on the public pavement... see how next doors doesn't have those? Attention to detail. Lack of attention to detail indicates it's probably not been well looked after and will need money spending on it.

Look in the nearby sold prices at the photos of next door (says sold 2013 but it has the recent photos) it's modern, immaculate and doesn't need work. As a buyer I'd be looking at yours thinking it's going to cost me £20k modernising it. You may need to be realistic on the price and have new photos when you've tidied it up.

Can you remove the utility room so at least the middle room and kitchen will look out to the outside? A buyer will be thinking they'd need to do the same. Then again has the conservatory been built to incorporate the utility room too? Don't bother with changing the decor or adding plants or whatever. Seriously I just can't imagine anyone buying when there's no light from outside coming in 3 rooms unless a knockdown price with the work involved in correcting it taken into account. Sorry to be harsh.

If you can get a double bed in the second bedroom put one in, sometimes it’s hard to judge the size of a room without the adequate furniture in it. The pictures make it look like the second bed is a single you need to show otherwise.

Reasons I wouldn't buy it -

Location
Fireplace - brick!
Kitchen - mostly the tiles and cupboards... Too brown
Conservatory - looks like it needs a huge make over
Garden - looks depressing
Outside - pebble dash

In fact the photos make the house a very sad place to live.

The rest is cute

Every house sells at the right price and your price needs to reflect the curb appeal and layout. Definitely get the photos redone on a sunny day and add lots of big plants in the house and outside. Garden needs a big tidy up! Ditch the conservatory photo.

I bought my first house last year, 3 bed terrace. Here are the negatives and potential changes I see with yours:

  1. render: I appreciate you can't be changing this but as others said, add some bright flowers in pots outside or something to inject personality
  2. take down dentist-style vertical blinds and check curtains, add plain curtains
  3. I like the brick fireplace but not the blue couch, maybe cover it with a cream throw to bring the room together in a neutral look? add ornaments/flowers/candles
  4. I like the second living room with the stairs. It looks cosy. The stove is lovely and the colour scheme is nice. I don't think this needs anything changing except maybe move coffee table.
  5. kitchen is not my taste, very brown but add some neutral accessories like ceramic pots for utensils... just to draw the eye to the white parts of the room rather than the brown.
  6. take down blinds in conservatory. get a HUGE rug to cover the flags. fresh coat of paint in a warm colour? just needs a bit of love.
  7. bedroom just needs to be more neutral again, possibly paint over wallpaper and add a plain throw over bedspread.
  8. kids room is fine
  9. bathroom is fine
10. garden/patio just need some love, plants and a tidy up.

I wish you luck, I know it's hard having to spend more money so I've only suggested low effort things.

Bedroom and bathroom are lovely so is the second living room but move the coffee table. And I like the stag paperWhat's letting you down is the render (horrible I would choose next doors house over yours) but I would probably paint that. The kitchen needs a big overhaul and that costs money and is disruptive so will devalue the house. Without seeing next doors kitchen I don't know where it's sits on value and the conservatory. It looks like it's been abandoned. The furniture doesn't go the sofas are too small and I would get rid of the curtains. I would carpet the conservatory and move the sofas more central as a starter. The question is whether you are valued right with the kitchen as it is

Even though they are not buying the things in a house - I def think people buy a lifestyle.
I appreciate you don’t want to invest any more money but a few small additions can help. Fresh flowers, plants, tidy up and de clutter the garden, a few cheap planters out there, some photo frames and candles. Agree with earlier post other than the cream living room it looks student like. Good luck

Love the log burner, bedrooms nice & bathroom too!

Kitchen needs updating, stairs not keen but unfortunately can’t move them, the living room doesn’t look very wide, garden needs doing up so does the conservatory, in my area your house wouldn’t sell for more than 110k
