We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

Don’t like brick fireplace and 2 living room set up
Garden looks a bit untidy
Stag wallpaper isn’t nice sorry
Curtains shut why?
Conservatory looks cold and weird.. the flooring is not cosy at all.

Actually a bedroom doesn't HAVE to have a window. Just most people would want one.

Well done for taking it on the chin OP. I’d be put off when I saw the third room. Coversatory is a definitely stage job as it looks really depressing. Agree your agents need to come back and take pictures when it’s sunny. Agree with pretty much all the comments on here. Good luck.

I think the actual look of the outside is prob putting people off. Next does looks lovely and ‘period’ unfortunately your render makes it look almost ‘dare I say it’ coronation street like - difficult and expensive to rectify, maybe paint it?

Rug on the conservatory floor?

Can you get the photographer around again on a blue sky day to redo the front elevation and the rear garden. When they do, remove the bins for the benefit of the photo.

Are you getting viewings?

The housing market is slow at the moment due to Brexit. Might just have to ride the wave or else reduce the price to make an impact

Oh I think I understand why the third bedroom isn't shown, from looking at the video tour, was that originally one bedroom op, and they have split it into bedroom two and three?

And one of the original bedrooms is now the bathroom? So they have tried to maintain it as a three bed house when they moved the bathroom upstairs?

Well done for taking the criticism well OP. I realise I was a little harsh last night.

Is there potential to go up into the loft space for a third bedroom? The space you currently use now for bedroom three would make an ideal place to put stairs up to a third bedroom and any left over space could be a small study area. If so, get that into your listing, look about and see who in your area may have done a loft extension and whether it might be within your permitted development rights. That could be a real selling point for someone.

Alternatively you could market it as two bed with flexible third space currently used as a small nursery and previously as a walk in wardrobe or study.

Really the decor doesn't matter in the long term. People will either live with it or change it.

It's a very nice house and a fair price I think (vaguely know the area). The things that stand out to me are the brick fireplace - it could look a lot better painted white and the conservatory looks a bit of a mess. These things shouldn't put buyers off but they will be subconsciously influenced by tiny things they don't like

Your bathroom and kitchen are lovely, good idea to make one of your living rooms a dining room, can you put a big colourful rug and maybe some pot plants in the conservatory?

OP these photos from when the house was previously marketed for sale look far better than the photos on your particulars. I would look at getting new photos

The rendering isn't very attractive. I wonder if you could get it plastered over? I've seen some houses where the rendering has been covered with smooth plaster, then painted white, and it looks great. This suggests that it may cost about £4,000

That conservatory is an example of what not to do to add extra space - it’s not even a proper conservatory, just a corrugated plastic roof over a paving slab floor. It is clear you don’t know what to use it for - I think anyone buying that house would think of knocking it down to build a proper kitchen/diner extension to make a lovely usable room. Again - coupled with the pebble dashing and windowless bedroom - this something which would cost money so buyers will not be looking to pay over the odds in the first place. I think if next door went for £170,000 it’s surprising yours is still on for as much as £162,000.

The inside of your house is quite nice - especially the bathroom and bedrooms. The downstairs is nice too.

Downsides (as some people have said,) are the conservatory needs a big rug, as it looks like paving slabs, and the back garden looks shabby (sorry!) Also, as a few people have said, it doesn't look appealing from the outside. (I am not a fan of pebble dash but it is what is, and maybe it needs painting a brighter colour I think you can paint it.)

And it maybe needs some picture and flowers around the house.

Apart from that, it's decent enough.

The 3rd bedroom is small, but I think it does qualify as a bedroom. Good luck!

And you're certainly getting brutal advice on this thread. It's probably upsetting when it's your much loved family home, but try not to take it personally. People on here are giving you an idea what potential viewers would think, so it's helpful feedback, even if not pleasant to read
