A little bit of advice needed for good areas in Manchester ...Follow on post

Hi everyone,
I posted a couple of weeks ago about moving to Manchester and got some helpful responses, but still need a little advice...
Previously almost everyone suggested south Manchester, sale, Hale , Altrincham, as well as the moors and parts of Stockport.
I have 4dc and like I mentioned my budget is ideally max of £310k for a 4 bed, but that doesn't seem to get me much in those areas.
I was wandering if you guys could enlighten me on Eccles ( seen lovely affordable new builds there) , which parts of Stockport and stretford and prestwich (again lovely new builds) are good in terms of schools including secondary? I'm after good family locations not too rural.
I've noticed checking school checker on right move most primary schools seem good but secondary are touch and go, although they all seem good in the south but again just more pricey.
Any help would be appreciated?

Look at Monton and the part of Swinton south of the A580 (the East Lancashire Road, known as the East Lancashire). I grew up around there - Broadoak Primary School is an outstanding school and always has been. The V buses from the park and ride on the East Lancs go to the university.

The areas to the East of Stockport and Tameside (Glossop, Marple, Disley, New Mills etc has some lovely housing but not great road links to the rest of Greater Manchester.

People will advise against Wythenshawe but with the new metro, quick access to the motorways and huge investment in the airport, there's going to be some real property opportunites. Cheapest housing in South Manchester and HS2 coming so great investment.

Downside is that much of the housing stock is ex local authourity and there are some dodgy areas and poor schools. However there are loads of new builds around Woodhouse Park, Sharston, etc and some character period homes in Baguely, Sale Moor and Northenden. Probs best to swerve Newall green and Benchill still.

Check out for plane noise though- also true for Heald Green and parts of Cheadle

Don’t cross Eccles off your list. I live there and work in Stockport so know both. Monton is a lovely suburb between Eccles and Worsley. Transport links to Manchester are excellent. It’s surrounded by green areas, canal walks and golf courses. It’s much easier to get to town than it is from South Manchester.
There are several excellent primary schools. for secondary, if you’re Catholic, St Patrick’s is good, some of the secondaries are fine and you children can take the entrance exam for the free grammars in Trafford. For private, there are school busses to 5em all from Monton Green.

Monton is a lovely area, as is Worsley and they are both about 10 mins drive from Eccles.

Just remember what one persons "nice" can be anothers "rough" - i think it all depends on where you are now, what you think of that and then go from there. - ie - if you live in Kings Cross, then Eccles will definately be a major step up, but if you live in Chelsea, then Worsley wont even cut it.

@shouldiorshouldinot - there are parts of every district which are probably a bit bleugh! but the link @davespecifico shown is five minutes away from a fantastic area - Monton/Worsley but you don't have the price ticket these areas bring but you have all the surrounding areas the same.

And remember, a new houseing estate will be bringing usually young new families in with the same kind of outlook as yourselves (imo)

I’m sure Urmston is nice, but I always think of Babs from Urmston.

Are you able to view properties? I'd spend a weekend looking at these areas and see where you love. You can't truly get a feel until you're there.

Petitprince yes that's the plan within the next 2 weeks we are planning on coming up viewing areas but thought this would help narrow down areas and also I don't think it's always possible to judge an area on a quick viewing.

There's a few nice 4 bed Town houses on Kennett Drive Bredbury if you are looking on right move

Suburbs, not at all rural. Very close to the motorway network, train line to Manchester. Morrison's. Big health centre nearby in Woodley. 2 high schools one catholic. Wouldn't rate either.

That big house in Urmston is really in Davyhulme and very close to the sewage works.

No like PP said not rural, I'm on the same culdesac (ours isn't for sale though incase anyone thinks I'm pushing mine!) health centre mentioned is great too and it's directly next to the train station and a few minutes to join the motorway, I unfortunately can't comment on high schools though as DS is at nursery,
