Lowmaintenance we are in the prep weeks and it is pretty exciting / stressful. We have a scheduled trades person or two for pretty much every day between now and actual posting day on September 11. And our house is in good shape! Realtor says we are 'shining the jewelry'

Expectation is we shall have one open weekend but private viewings all that week and take offers September 20. The market is crazy. Our little 3 bed/ 2 bath with family room (and 1/4th acre of land) is expected to go for around 1.8 to 2m. We do have a fab view and it is in a lovely place with excellent schools.

I can't picture who can offer cash with no contingencies. Who has this kind of money sitting around? I could write a whole story on the offer system here. Very different, here and now.
