Okay I thought I'd start this for when they inevitably show their faces!!

I have a slight update - I managed to catch the nice neighbour at the other side (I think he'd heard the commotion and was loitering about waiting for me )

He was gobsmacked! Apparently he's lived here for thirty years and has never heard anything like it. I told him I'd keep him updated and he asked if i wanted to come in for a cup of tea, I politely declined hahahah. Glad I now have a nice normal neighbour on my side!

Oh dear you poor thing. But why not go outside? It's your garden, and if they step into it, they are trespassing. Call the police at that point.

I would be very "high status" with them if they tried it, and asking them in (put-on) haughty tones, with my best "Looking over my glasses at you" stare (think Paddington hard stare) and ask them what they think they are doing, entering my private garden without my permission?

They are likely to want to talk to you. If they think they had a right to the garden they are going to say so. All you need to say is 'of own the garden, it isn't shared. Would you like to see my deeds?' With the door 'it's nothing to do with me, it's a listed building.'

OMG - can you get a friend to stay with you OP? I hope to god they don't come banging on your door. I suggest you dial 99 on your phone so if they kick off, you only need to dial one 9 to call the police.

I think avoiding an encounter with them is the sensible option, they are bound to be furious, you don't want to be in the firing line.

It might be the builders in the flat so make sure they don't steal any rubble.

They appear to be shifting stuff around, if they knock on my door I will answer (front door only!)

There's a massive black bird pissing about my garden, I keep catching it out the corner of my eye thinking it's them!!
