Landlord and 2 men let themselves in?

IHaveAToiletBrush · 10/02/2017 08:06

Ok, we are moving out shortly 28 Feb I gave them notice as we are buying but I still feel they crossed the line. I have had my suspicions that someone was in the house Monday as things had been moved and things taken down off walls like photos etc but I couldn't prove it was them. Yesterday I was home upstairs minding my own business heard men talking downstairs rang dh to do if it was him and no he was still at work. I was about to ring 999 as I thought it was burglars just as I dailed they cheerful burst through bedroom door. They were as shocked as to see me as I was them but they just carried on walking room the house and told me like a child to go wait in the kitchen until they had finished. What are my rights here? What the fuck do I do now, I know it is only 3 weeks left but surely I have the right to feel save in my own home and right now I just don't.

Pigflewpast- a LL with brains 👏👏👏

ADayGivingMeHope · 10/02/2017 12:44

I'm very glad you called the police OP! I hope they arrest and charge the abusive prick!
I hope you have somewhere you can stay and I hope you get your deposit back!!!

TweedAddict · 10/02/2017 12:44

Hope the police give him what for

Flipthebirdy · 10/02/2017 12:48

No harm in asking the police for advice, is there? Saying why he may have throw the pictures out and going on to call him a #&$! is me justifying his actions?? How?

OneWithTheForce · 10/02/2017 12:51

Err yes! How can you not understand this? You provided justification for his actions- that's what makes it justifying his actions.

Flipthebirdy · 10/02/2017 12:54

OneWithTheForce
How about you stop swamping the thread with your off topic rubbish.

Flipthebirdy · 10/02/2017 12:56

Look up 'justification' and get lost.

Mix56 · 10/02/2017 12:57

I wouldn't call the police, I'd want my deposit returned.
No point in having a war when you are leaving in 3 weeks
send him an email, & tell him it is not appropriate to find 3 men walking through your bedroom unannounced;
You are legally tenants till the end of the month
If he wants access you will be happy to continue allowing access, with reasonable warning.
& then put a chain on the door.

Pinbasket · 10/02/2017 12:59

The';ve acted illegally, and talking as a landlord myself, there's simply no excuse for not contacting you before hand to arrange access.
Not only illegal, but rude and arrogant too, and must have been very distressing to you and your dh!

FireInTheHead · 10/02/2017 12:59

He had no right to be there in the first place let alone manhandling and throwing out the OP's property, it doesn't matter why he did it Flip any more than it matters why he intimidated and assaulted the OP. Even if OP had gouged huge tunnels in the walls and ripped up the floors, the time to address property damage is at the time of departure. If you're a LL you already know he's bang out of order so any attempt to explain his actions comes across as justifying his actions.

OneWithTheForce · 10/02/2017 12:59

Grin yeah ok. Have a blast angrily filling all those little holes your tenants leave in the walls.

TwoTicketsToTeesside · 10/02/2017 13:01

Agree that it doesn't matter a jot WHY he's angry, he shouldn't be there.

He sounds intimidating and aggressive, I hope you get this sorted, OP, how awful.

It's not a war, it's the consequences of illegal entry, destruction of property, theft and assault.

Pigflewpast · 10/02/2017 13:02

Aw thanks tiredmum Blush
mix56 have you read all the updates? You would rather be assaulted in your own home, have your possessions thrown out and stolen and have a threatening man enter your home whenever he wants than lose your deposit?!

DontTouchTheMoustache · 10/02/2017 13:02

Mix56 it has no impact on her deposit, her deposit should be stored in a protection scheme and if it is not she can survive him for 3 times the amount of the deposit. The scheme is 3rd party and as such the landlord would not be able to make any unreasonable deductions. Op would be able to flare up anything she disagrees with and this would be mediated and landlord would need evidence. As long as OP takes plenty of pictures when she leaves she is fine.

DontTouchTheMoustache · 10/02/2017 13:04

*sue him, not survive him! Bloody hell autocorrect

Chloe84 · 10/02/2017 13:04

What an arsehole

timeisnotaline · 10/02/2017 13:09

mix the OP has been assaulted. What else would you do other than call the police??

Tiredmumno1 · 10/02/2017 13:09

Very welcome Pigflewpast Flowers

Tiredmumno1 · 10/02/2017 13:10

Really hope the OP is ok.

MoreProseccoNow · 10/02/2017 13:17

OP, are you in Scotland? If so, there's LL registration & you can report him to the council.

Sunnyshores · 10/02/2017 13:24

Another ll here - he acted illegally entering the house without your permission. Although in reality theres unfort little that can be done in this scenario. BUT now he has done it repeatedly, stolen your belongings and assaulted you, the police can take action and you should call them immediately.

As for the deposit, this is completely unrelated. The only thing that matters here is what damage or unpaid rent there is when you leave. You are really well protected by law and have nothing to be worried about. Getting what is owed to you is relatively simple (come back if you need advice on leaving).

IHaveAToiletBrush · 10/02/2017 13:29

Dh has changed the locks, still waiting for police it is not an emergency as he has left the house but was told to ring 999 if he does return.

The photos were not on the wall they were on top of an ikea shoe stand, not that it matters where they were just clearing up the holes in the wall argument.
