Ok, we are moving out shortly 28 Feb I gave them notice as we are buying but I still feel they crossed the line. I have had my suspicions that someone was in the house Monday as things had been moved and things taken down off walls like photos etc but I couldn't prove it was them. Yesterday I was home upstairs minding my own business heard men talking downstairs rang dh to do if it was him and no he was still at work. I was about to ring 999 as I thought it was burglars just as I dailed they cheerful burst through bedroom door. They were as shocked as to see me as I was them but they just carried on walking room the house and told me like a child to go wait in the kitchen until they had finished. What are my rights here? What the fuck do I do now, I know it is only 3 weeks left but surely I have the right to feel save in my own home and right now I just don't.

The landlord is being outrageous and considering that you won't need a reference in the future I'm not sure why you didn't very strongly tell him to leave your house. Change the locks and write to him telling him that due to his actions you will no longer allow viewings or any visits to the house. Also report him.

Jesus Christ he sounds unhinged. I'd be changing the barrels of the locks this afternoon (keep the existing ones, you can change them back when you move out) and calling the police to log it. Completely unacceptable behaviour.

Well you are being pushed over. I am advising you to stop allowing that to happen. You are allowed to change your appointed status As victim. Or not if you prefer to stay that way. Hmm

as this is now assault, OP is hopefully on the phone to the cops.

for future ref to answer the original question;

  • tenancy ends when tenant leaves at approved date, a deed of surrender is signed by both sides or a bailiff arrives. Nothing else ends a tenancy.
  • while a tenancy is in place, so are all rights and obligations. Including the prohibition on landlord entering without tenant agreement except in real emergency.

I am ringing the police now. I wish it was make believe as people shouldn't have to put up with being treated this way. I think I will ring dh to come home from work also as I just don't feel save here anymore. Can you get the lock barrels from places like B&Q?

yes, b&q sell lock barrels. or if you do not want to leave your home call a locksmith to change it. that has the advantage that they can show you how to change it back.

Yes get DH home if possible. Wouldn't be surprised if this asshole returns. Block the doors whatever way you can. Please report this as an assault. It needs to be taken seriously.

You have been assaulted so call the police. They should contact the landlord. You can ask the police advice about about changing the locks but I think the landlord will most likely only change them back again and possibly try to evict you early and deduct the costs from your deposit.
In terms of taking pictures down he was probably angry that you banged holes into the walls. No excuse for chucking them and of course he should not be just letting himself in! What a @#$&! Doubt he would have done the same if it was just him going in and his tenant was a big muscly bloke.
