Ok, we are moving out shortly 28 Feb I gave them notice as we are buying but I still feel they crossed the line. I have had my suspicions that someone was in the house Monday as things had been moved and things taken down off walls like photos etc but I couldn't prove it was them. Yesterday I was home upstairs minding my own business heard men talking downstairs rang dh to do if it was him and no he was still at work. I was about to ring 999 as I thought it was burglars just as I dailed they cheerful burst through bedroom door. They were as shocked as to see me as I was them but they just carried on walking room the house and told me like a child to go wait in the kitchen until they had finished. What are my rights here? What the fuck do I do now, I know it is only 3 weeks left but surely I have the right to feel save in my own home and right now I just don't.

Contact your local authority. They should have a Private Tenants' department. They will write to the landlord pointing out that it is a criminal offence to do this, and threaten to prosecute him if he does it again.

NB although it is a crime, it is not a police matter, because it is the council who can prosecute.

I will contact the coincil, yes I did make it clear I was unhappy and was sent to the kitchen like a child. He has also thrown some of our belongings out framed photos and my daughters winter coat, the one for werkends. I am so angry I can't think straight.

He throw them out when he entered the other day by himself, I was looking everwhere for the coat and discovered it in the wheelie bin a few minutes ago. This is so wrong people should be able to get awsy with treating people like this. We have been tenants for 10 yeard and never bern late with rent.

He cannot do this, it is illegal so I think you should call 101.

If you refuse entry then he CANNOT enter without the police or court order. He is commiting a criminal offence.

It is therefore a police matter if he is trespassing in your home which he has now done on two occasions that you know of, I personally would now stop agreeing to any entry even for viewings. You need to keep records of everything.

Is your deposit protected? I hope so as you may have a fight to get it back, but with this logged you can take him to a small claims court, landlords like this need to be made examples of it is bloody disgusting and criminal.

I'd call 101 and report a break in where your belongings have been tampered with before and then log the landlord and 2 men bursting in on you today and say you feel threatened and scared - they refused to leave.

You don't need to allow viewings. And they definitely shouldn't be doing them without your consent. The cheek of it!

I would be changing the locks, legally it is your right to do so and legally you do not have to inform him or give him a copy.

Just because he owns the house it doesn't give him the right to burst in whenever he feels like it if he has a tenant living in there. He gave up that right when he decided to rent his property out. Once the tenancy is over, then he can enter it whenever he wants to.

I would have point blank refused to have waited in the kitchen. Angry

That's not right. As far as I'm aware, a landlord has to give you 24 hours notice before coming to your home. Even then he/she can not let themselves in without your consent or permission. So if you knew your LL needed to enter the property and gave you the required 24 hours notice, you can either be there when they come, or give permission for them to let themselves in.
Unless of course there was an emergency.
I agree you need to do something. Also to tell you to go and wait in the kitchen, that is wrong. If you don't want them in a room by themselves, you have the right to be there while they do whatever needs doing.

(We have a good relationship with our LL and the maintenance man who fixes any problems, so we just say if no one is home let themselves in. But they'd never come in without permission).

No help now I know but when you move out report him to HMRC .Chances are if he's 'self managing' his rental properties he's not declaring them as sources of income . He probably owes thousands in tax .

If he's pawing through your possessions and throwing things out (wtf is with that!) who knows what he's stolen. Justification enough to call the police and stop this chancer entering again until your tenancy ends. Good luck!

Presumably by flipping the fuck out and screeching at them to get the fuck out of your home whilst simultaneously phoning the police? Because that's the only appropriate response to such a scenario. Don't tell me you actually obeyed and went and stood in the kitchen??

Wake up! he has NO right to do any of this. You see him again without him aasking permission of 24hours+, call the police!

Permission does not need to given wether they've given you 24 hour notice or not. Unless there is an immediate risk to the property like a fire, then the LL is allowed to enter without notice.
If the LL needs to carry out emergency repair work for the next tenancy then I believe they have to give you 24 hour notice.

What the actual fuck?! Why the hell haven't you called the police? I would be insane with rage if anyone pulled that shit! Call them now and while you're at it, send an email and letter to your landlord that you will not allow access to the property to ANYONE until your tenancy is finished.

I did obey and go to the kitchen as I was still in a bit of shock but I did express my feelings a few minutes later, for what good it did.

He turned up again just now, it didn't go so well he swore and me several times and pushed me back against the banister and for some reason unknown to me threw my hoover outside. All because I told him he was breaking the law but according to him owning the property gives him the right to do what the fuck he wants.

Permission is needed. Permission is always needed outside of an emergency like a gas leak or flooding.
