I don't think I'd try to negotiate the rent down, if I were you. There will be - probably immediate - competition for a house that nice, and there would be no reason for the landlord to reduce the rent.

I'm leaning towards just giving asking, I just wasn't actually sure what was normal with rented (current one was bargain of the century, for size and location, so never even though of negotiating). I just didn't want to be the only person paying the asking.

There was another couple who viewed at the same time. I'm hoping the small 2nd & 3rd bedrooms will put them off. I will be on the phone to agents first thing Monday morning just in case.
