For a house that size I want a separate kitchen and the "gym" is just stealing floor area from the living room.

I can see why it's an Omaze house. No sane person would buy it.

Every single Omaze house has an issue. They buy houses that won't sell at a discount. At this point its more of a game to guess what the major issue is with the property.

I think we all know that the houses have 'issues', but as the winner gets it for £25 or so, I think it's a cross most people would be happy to bear, even if they wouldn't pay £4.5m for it.

It would be very easy to rent out in the summer, and have lovely family holidays in the Autumn, when the Lake District is breathtakingly beautiful.

I wouldn't want to live in it but it would be nice as a holiday home. If I could use a good management/maintenance/cleaning company I would keep it and rent it out most of the time I think.

Yes, I think it’s between the A591 from Kendal to Windermere and Crook Road, just outside Kendal . There was a building plot there a few years ago, next to a lake, and I think it’s that

I don't think they have to have an issue as such - sometimes they do, but surely other times it's just that being a high-spec expensive house means that the target market is limited and they can take a long time to sell.

Anyway, I would be happy to win this one - I like the Lake District, it's easy enough for us to get to fairly regularly, it's handy for seeing family, and the house has a suitable number of bedrooms and bathrooms with actual baths to work well for my family. And it shouldn't be difficult to do holiday lets when we weren't there.

I think it's there too - there's a few tarns etc around there for that water to fit the bill, unless it's artificial!

I'd like to see it on a map. As a non-driver, if I move in I don't want to have to call a taxi every time I go out or want a loaf of bread. I'd be delighted to win it though - I could commute for visits if I decided to keep my current house, and my adult children and sister are all close enough to be able to get there in 2-3 hours if they wanted to visit.

if you use street view you can see some similarities between the images on the Omaze site and this location.
Just confirmed the location on Apple Maps which has a more up to date aerial photo and the house can be seen in the middle of early landscaping.

Yes, it's 4.4 miles from Kendal station, which puts it in a narrow range of suitable tarns.

We're looking to move to the area next year, I suppose this could do for a temporary place.

I do wonder if the lake causes some insurance issues. My mum (lives locally) had to get their insurance re-assessed because it had been placed in a higher risk category than it actually should have been.

It's also not explicit on whether or not you own/have responsibility for the lake.

It’s a new house, specifically for omaze maybe?

I entered for the last Lake District house but said never again over the complete lack of transparency with Omaze, however I could be tempted for this one…

The developers initially wanted to build a 7-bedroom collection of buildings with 900m2 of space and there were objections as to the scale of the project. I think the current design looks nice, but not sure if £4.5m is a stretch when you compare it with the Yorkshire house?

It does kind of make sense that developers might start to go down this route, especially in high-frequency locations like the Lakes and Cornwall.

I'm making up figures here, but say, build for 1m, "list value" of 4.5m, actual likely value 3m, but you pocket 3m from Omaze and get it off your hands easily.

I live in the lakes but wouldn't want to live there .

I think I’d sell it and by a smaller more convenient place in the more central lakes. Although it would be handy for visiting my parents and sister!

I like it a lot better than some of the others, but as a pp says, I'd prefer a separate kitchen and living area for that size of house. Not keen on the funny shape of the main bedroom, and the upstairs layout is a bit odd - they could have done that a lot better. Not sure all 5 bedrooms need their own ensuite.

Outdoor setting is lovely.

I love the lake District so would never turn down a property there but the logical part of me is already worrying about the tarn and what the insurance/maintenance costs might be!!
