I put the postcode from the planning application upthread into Google Maps and there is no lake anywhere near. Windermere is a few miles away, but nothing that could be called a lake in the postcode. It could be a private pond, but the ad says that other people fish for brown trout. Maybe they mean your guests, rather than random 'other people'.

It’s only just inside the national park. The scenery round there is nice but not spectacular. And it’s about 30 min from an actual lake.

If we're going to get pedantic about the definition of lake, it's actually really far from Bassenthwaite. Windermere is a mere, Coniston, Rydal are waters, and there are tarns aplenty.

(Speaking as a local, this is BS to fool pub quizzers, the big ones are lakes or reservoirs, the little ones tarns, medium are waters. I'd call that a tarn personally. It's not the size, it's the situation IMHO. Windermere is only the most popular because that's where the train goes!)

I like it - and I know that area very well. Downstairs layout is actually much more sensible than many but agree every bedroom having an ensuite is crackers. Love a sauna and a woodland bit sad it has no views though.

It's very well connected. Walk to the pub, 20 mins to Windermere, 5 mins to Oxenholme, 15 mins to Booths. I grew up in the Lakes those driving times are nothing! We used to drive an hour to Asda.

My family have a cottage on the edge of the Lake District (no private lake though!) and I actually prefer it to bring right in the tourist hot spots as you dont come across hoardes of tourists.

I quite like the layout, maybe because my children are small, so having a kitchen-living room in one space is actually really useful for us as we can do cooking while also keeping an eye on them playing. We actually have similar at home (play area at one end of the kitchen-diner) on purpose. And it makes sense for big family holidays as some people might be in the kitchen and others relaxing in the living room bit and you could all be together, but with a separate lounge as a more grown-up space when kids are in bed. Also I wouldn't want every room en suite at home, but it kind of makes sense if you're mostly doing holiday lets.

I wasn’t being pedantic - there is no water nearby on the map, which I thought was odd, as I’d misread ‘otters’ and thought there was fishing.

Ah, see I used the map with the 4.4 mile radius and found the cluster of tarns straight away. It's not very far from a previous Omaze which didn't have any tarn to help find it.

I agree that the Crook hinterlands aren't the most spectacular location, but then I grew up in a spectacular location and it does sort of limit you from going to the other spectacular locations, especially in poor weather. The view from the Ings walk of the fells in snow is lovely!

Though the Crook road is murder (my sister's mil was in a crash the day before their wedding!).

I agree about the en suites. I wouldn't want my toddler having one. I'd rather fit in an office and a laundry room.

In fairness I think half the fun is picking over the plans and pictures etc .

100%. I pay for the fantasy every month. Planning whether to sell or live there, to rent out or use as a holiday home. Will I keep the layout as is or change it? Use it to make money (favourite plan is to set up a writing retreat) or just enjoy it. I don’t really expect to win, but you never know🤞

I want to use it to set up a reading retreat. Where frazzled mums spend a peaceful time browsing the bookselves (there will be lots), reading and eating good food and just unwinding

I usually think about converting the gym to a library/classroom. I definitely think this one would be a goer for a few Arvon-style packages a year, maybe a few rentals for family or group celebrations and the rest of the time as a retreat for me and mine. I just have to win it first.
