@cardibach - in principle, I agree. However, in practice a landlord is providing a service that includes some risk, work, compliance with regulations, repairs etc so there has to be a reasonable reward for all that hassle.
Let’s say instead the landlord puts the equivalent money into a ftse 100 indexed linked fund over 20 years and gets a better return that way, with zero effort, then there is no incentive to provide that service.
And given the Government debt and cost of borrowing, they can’t provide the service easily either.

Now I agree it’s an essential service and requires proper regulation, but I can’t see the Government doing it extensively.

I think what they did trial in some London boroughs was getting landlords to sign up to social housing contracts with the council directly and then the council would guarantee a certain rent including percentage increases for e.g 5 years and would sort out all the tenants and then the landlord would just get it back at the end. I am not sure whether there were agreements to give it back in a certain condition or not and how many people signed up to this.

Don't love this as it's housing by the state that will stop the public purse being fleeced by landlords. What they want to charge privately is their own affair, but if HB is paid, then no. HB is an unbelievable scam and needs phasing out.

Yes would be good if Lab can build more houses for social rent but i do wonder who is going to pay for these houses in the short term.

On the EPC C thing for 2030, its a proposal, subject to a consultation AND if it does come in, LLs will receive monies towards the upgrade of their first property:

A consultation is expected later this year, and it is anticipated to include a cap on the amount landlords will have to spend on upgrades. This was set at £10,000 under previous plans and Ed Miliband our new energy secretary is expected to stick with a similar figure. Miliband has said that his department are still considering support and incentives for private landlords. For example, private rented sector landlords may receive one home fully funded per landlord under Warm Homes: Local Grant. And a 50% contribution from the local authority for the 2nd home

I'm really not sure about this at all.....

I just don’t think people owning multiple houses is right. Would it be a massive change to the structure of housing. Of course. Would it be better long term? Also of course.

They tried that scheme in mine & neighbouring borough, wasn’t particularly successful as was under resourced the vetting process took for ever & perspective tenants got pushed from pillar to post.
I'm still working my way through the thread, it’s been extremely interesting reading contributors thoughts/views/opinions.

It was his business (and his job). I was 19 and in no way ready to buy a house or flat. He was making a living.

In the last 5 years, there have been 23 mentions of Oasis tickets, 5899 mentions of Debt, 1634 mentions of National Debt, 1026 to British Debt, and 434 to Household debt.

Would that person not trying to make a profit be the council? Getting a rental flat off the council in the city I went to university in would not have been a lot of fun. I needed a flat that I could easily get to the university and the train station from and I was glad to rent from my landlord.

There is a market for people who are happy to rent privately.

I just checked all the share prices of the main UK house builders. The market has NOT bought into Angela Rayner unleashing some sort of big growth. To my philistine eye, the opposite appears to be the case, luke warm at best. What am I missing?

A market yes. That’s almost certainly doesn’t mean it’s a good thing. There’s a market for lots of bad things. Private renting - turning homes into investments - is just wrong. It distorts the housing market and exploits the most vulnerable
