If you own your house, do you service your boiler annually?

Reading all the “shall I put the heating on?” posts, I’m surprised by how many people apparently have their boiler serviced regularly (appreciate this is mandatory if it’s a rented place, so I’m talking about homeowners who are meant to sort this stuff ourselves). How many of you are on the ball about this, please?

When I paid 6 grand for a new boiler a few years ago the paperwork stated a basic guarantee period which was tripled if serviced professionally every year. I religiously make sure I service it every year because I would much rather fork out £100 once a year than thousands for a repair or replacement if it goes wrong.

Depending what kind of boiler it is, the consequences of the pipes inside getting gunked up could be significant. But if you haven't been servicing it annually since installation it might not make a huge difference to do an occasional service

Yes, every year . Also have the chimney swept every year. It's basic safety

No because BIL is a heating engineer and says it isn’t necessary and can cause more problems than just leaving it alone.

Does your BIL not realise the insurance implications of not having it serviced?

Ok I feel like I might not be a proper adult. I’ve been a homeowner for 12 years and didn’t know this was a thing.

Yes. It's a condition of the boiler cover.

Yes. I've had not one but two boilers die on me mid winter before now. So I pay for British Gas homeserve and get the annual boiler service and they come out fairly quickly if something goes wrong.

Yes. The guy who does it has us in his diary so he texts us every year to book an appointment. So zero effort on our part.

Never had it serviced in 23 years. Dh who is not a plumber but is a gas turbine engineer says there’s no need 🤷‍♀️

it’s broken down a couple of times, both times dh has ordered a part and fixed it himself.

i have a few CO alarms! 🙈😆

Yes we have ours serviced and checked over yearly and ours is covered for break down and repairs.
I think it's one of the most important things to be checked over could easily kill you if not.

Yes, gas boiler service and gas certificate annually.

Yes, but it’s included in a boiler plan which also insures me for any repairs. It’s saved me almost £1000. Would highly recommend if have a slightly older boiler

Yes, I have the British Gas cover. Someone phones me every July and I have it serviced in August.
I also have their electrical and plumbing contracts too.
Part of what attracts me is that whatever shit I wake up to be it heating not working, toilet blocked or a light fitting suddenly not working, I know who to phone. No searching the internet, ringing round, hoping someone will turn up.

It is illegal to work on gas appliances unless you are a registered gas safe engineer.

Which begs the question, how old were they ? why are they leaking?
Badly installed ?

My last house had a 40 year-old system, & the rads never leaked.

I don’t know how old they were, they were here when we bought the house 33 years ago. The house was built in 1967, and I suspect they were the originals, so nearly 60 years old.

I'm surprised that you're surprised. I always get the boiler serviced annually. I once knew someone who died from CO poisoning. I also get the car serviced every year. It's basic maintenance.

I hope those of you who don't have a regular boiler service have a CO alarm.

Don't get my car serviced yearly either Blush but it does very low mileage so I alternate year service it

I didn't until I had it upgraded. My old boiler was about 20 years old and it always worried me that it would get condemned. I knew for a fact the condenser outlet wasn't up to code for example.

I had it all replaced 18 months ago and for the warranty it has to be serviced yearly.
