Where would you live mortgage free for £350k

Hi I need a two or three bedroom house, somewhere with good access to walking and running trails outdoors and a decent town with an independent cinema or film club within a half an hour drive/train ride/bus ride.

Needs to be an area where there is likely to be demand for in person private psychotherapy.

I have a son with disability so it needs to be somewhere relatively tame and manageable with regard to getting around safely at night on public transport. He loves animation and taking part in inclusive theatre.

Any ideas?

Brecon? It has a fab independent theatre/cinema and obviously the walking is amazing. Decent sized town, lots to do and lovely atmosphere.

Pretty much anywhere in Leicestershire. You could get a job instantly too as there’s a shortage

Ilkley or in the surrounding villages. 350 isn’t a big budget there but should be ok for nearby villages. Good train links, independent cinema, lovely town, amazing countryside.

In a village surrounding Huddersfield. Many are on the moors with great walking routes. Elland has an independent cinema, as I’m sure many other towns nearby do. 30-40 mins on the train to Manchester or Leeds (depending which village you choose), which also gives easy city access.

I was going to say Norfolk until I saw the part about you having a disabled son. My son is disabled and services and facilities here are awful (we moved from London to Norfolk before we had dc). I don’t know how old your son is but if he’s still in education and requires an ehcp or a sen place it really isn’t a good place to move to - currently about 250 children competing for one place at each specialist school at the moment. (My son is in a specialist school).

@dandelionandbirdcock oh interesting as I was once a fairly frequent visitor to Abergavenny and do like the area - is the local population large enough to be a source of clients?

The towns to the south and west of Bristol are just in budget, Bristol has lots of good inclusive activities and the towns aren't bad either. Safe area at night in my town at least, people watch out for the more vulnerable too. Independent cinema in clevedon

@Roselilly36 Norwich looks good but what about off road walks and runs? I was looking at Poringland on the map and that looks promising do you know it? It seems bit limited for off road footpaths in many areas looking at the map.

@Pigeonqueen oh no that sounds really difficult.

He is 17 and currently at college with decent support but we are in the Channel Islands so his Record of Need is not directly transferable to England I have been told.
