My dh hasn’t paid the rent ffs

Soo I’ve just had a call from our letting agent went to voicemail as I was on a call and my fucking husband hasn’t paid the rent for the last 2 months….

The bastard is at work and his phone has been switched off

I don’t have the money to pay it all - I did wonder why he had some extra money

We have separate accounts he pays rent etc I pay other bills it all works out fair

I am so bloody angry I daren’t phone the letting agent back and I’m off to check his emails 😡😡😡

He knew 100% the op is rite to be stressed she’s threatened with homelessness because of her stupid dh of course she’s angry and him very obviously avoiding her isn’t helping

You have no idea about that. He's been in hospital for a month out of the last 3 overall, it could just as easily be an error that skipped through due to this.

Phoning once is enough, he is obviously busy in work and can't jump to the phone. Most likely when he is available he will ring OP.

The opposite of a doormat isn't foaming at the mouth and ringing the main reception 100 times.

You don’t have any idea that he’s made an innocent mistake either as much as I don’t know it was deliberate. We are both assuming neither of our reply’s are rite or wrong But he was able to read her texts so he had time to do that but not time to spend a few seconds of his time to reply . He’s ignoring her because he probs doesn’t want to deal with this at work. All I’m saying is the op is rite to be stressed out and upset and wanting answers

IAAL. If we say in a threatening letter that we 'can' do something, it's implicit that we won't do it yet, provided the other party sorts its shit out. It is a threat, but not an immediate one.

No landlord is going to evict good tenants without even giving them time to reply to the issue of unpaid rent.

This happens all the time. Agents phone up, tenant goes “oh shit sorry I forgot/standing order expired/I was in hospital/I changed my bank. I’ll pay asap” Rent is paid and issue is over.

The problem is the tenants that repeatedly pay late and don’t pay and always have an excuse ready.

To my knowledge, it can be served because they have now been two months in arrears, regardless of whether a part payment has been made. I wouldn't evict an otherwise good tenant for this after the OP has shown she means to fix the problem asap. Before the anti-landlord brigade leap on me to say I should know the law if I'm a landlord, I have a lettings agency to manage the property and do these things properly.

A section 8 is just formality. As long as you agree a payment plan for arrears and stick to it they can't evict you. And the op doesn't need a pay plan by what she said about money being there so talking about DH making them homeless is a massive pisstake. Ignore those comments op. I understand needing to sort it asap but try and breathe n relax and your husband will probably call you soon as he can

This happened to me once it wasn't rent, but a long standing order ended after 12 months automatically by the bank.

It's not a threat to say the landlord can now issue a s8, it's information to the tenant to advise what steps the landlord can do legally. It would be unreasonable for them to issue a s8 without first telling the tenant that this might happen. Now the tenant has sent enough money to bring the arrears down she can find out what has happened and rectify any issues, and come to any agreement necessary to bring the account up to date.

what messages did you leave? Does he know its really urgent?
If my sensible, money reliable DP did this I'd be more thinking it was a daft error that baying for his blood tbh. These things can be sorted and we all make mistakes.

What the OP has had is a standard email FFS. No landlord will get rid of a good tenant willingly. Honestly some of you are like fucking sharks, feeding on the drama you’re creating yourselves because you have nothing better to do.
