Location yes. Land yes. But is it really worth the millions of pounds to buy?

It is my cup of tea and the new forest is expensive.
but nearly 3 million for something that needs a lot of damp work etc.

Wow, it is hideous. The land and position make it very valuable so I can see how this price reached. Unfortunately houses with that amount of land in the area are rare and I guess the house could easily be rennovated to a high standard.

I would if I had the money! The bare bones of it and the land, just imagine what it could be with a bit more (of my non existent money) spent on updating the inside. Sigh..

Wow, what a time capsule.

They'll probably either knock it down and build several smaller properties on the land, or renovate that one, and build at least one more large house, possibly two.

Love it. Needs a lot of work though! Imagine what you could do with the garden if you were so inclined!

My English geography isn't incredible, but I imagine it's a hugely desireable area, and the plot is enormous. You MIGHT be able to get planning permission for another house on it. The house is about 4000 sq ft excluding the outbuildings!

So much damp though! The house must be SOAKING.

Just looked at the floor plan. The breakfast room has an aga. There’s also a tractor store and a cellar.

No idea, but the whole plot is 6 acres, so you'd get quite a development on there. I suppose if someone knows how to draw up a suitable proposal to get past planning (style in keeping with the local landscape, inclusion of more affordable homes) then they might be given permission.

There's no frontage for development, really, unless you got permission to create a private lane, and then demolished and built 6 new houses along that. Everybody would still have more than an acre of garden!

For that particular location with that land, yes - property like that comes up very rarely.

But I live in SW London so I’m going to have a particular perspective on property prices ie they are getting absurd around here and £2.95M would not buy anything large or interesting.

It's in the New Forest National Park so I expect knocking down and building lots on the plot is a no no. Fantastic and desirable location, if that's your thing and for someone with a budget to massively renovate, they will have a great house in a stunning and desirable location in the New Forest national park and they aint building anymore of them.

What about the people who work in pubs, shops etc - where are they supposed to live?

In Burley?! Yes. One of the most sought after villages in the New Forest tbh. We got married there many moons ago,.

That's the most expensive road in that very small village. It is a beautiful location and that's what you're paying for.

It is a very expensive area and there is no way you would get planning to put a cluster of new builds on it, it would be an amazing house if renovated sensitively.

There are some local authority type houses in local villages from memory, we lived in Bransgore just down the road and there were some. It is also fairly close to Bournemouth, Christchurch, New Milton etc. There are a few areas in the NF which are definitely not for the down at heel, Burley is like the classic NF village.
